Home staging?
Home staging creates a so-called “set” in a building that is for sale. You may know this from a movie-set!
It means that houses or apartments that are being prepared for sale are specifically equipped with furniture, paint, lighting and decorative elements in order to achieve a quicker sale and better selling prices.
Home staging started in the USA in the 1970s, and became an entire business area for interior architects and designers since the 1990s. Since then, experience has been gained, statistics were collected and staging constantly developed. Today it follows a proven concept that is intended to appeal a big target group.
First of all the first impression is optimized by removing clutter and the previous owner's belongings and properly cleaning the property. Dominant pieces of furniture may also be removed and stored if they are included in the sale. Squeaky doors and dripping taps can also be eliminated as long as the effort is manageable.
The rooms are then optimally staged by using sophisticated color and lighting concepts, high-quality pieces of furniture and pop-up furnishings (e.g. cardboard versions for beds, couches and kitchens).
The preferences of the previous owner are completely ignored and care is taken to ensure that prospective buyers can identify with the property as quickly as possible and are not disturbed by someone else's personal belongings. Home staging can also be used to hide vacancies and make the building appear more homely and inviting.
The positive effect of home staging can be calculated. More than 73% of “staged” properties hit or exceed upon the actual offer price while sale. In addition, in more than half of these sales a price increase of between 5% and 15% can be observed. As a result, the additional costs for Home Staging (1-3% for 3 months of staging) are usually significantly lower than the profit gain.After staging 80% of properties sell within 12 weeks, 54% within 4 weeks and 11% even during the first viewing. In comparison, selling a house without staging takes between 6 and 12 months, which depends heavily on the location and current demand of course.
From a sales psychology perspective, home staging works because 70% of people are primarily influenced in a visual way. The first 30 seconds are crucial for deciding whether the environment is top or flop. A staged object must therefore invite you to stroll through in a cozy atmosphere, a dining area must be decorated in such a way that people are inclined to sit down and eat together and walkways must be designed freely and brightly. The feeling of wish fulfillment and lifestyle reinforces the impulse to buy and creates a strong desire which also increases the customers' willingness to pay more for the desired object.
