New coat, same identity. 🏠

This semi-detached house in Střešovice is part of a classic Prague streetscape, so the challenge was clear: renovate one half while keeping the double-house silhouette intact.

The basement opened up to the south garden and became a comfortable apartment with a terrace. The attic got new roof windows and a restored dormer.

Simple moves, big difference.

The palette stays close to the original — but lower sills, external blinds and a fine natural plaster give the whole facade a fresh, contemporary feel. Black metalwork ties it all together.

And the old garage?

Gone. In its place: a four-car garage on the far end of the garden, topped with a green roof and a modern sculpture. Raw concrete block walls, living plants — a quiet counterpoint to the plastered house.

Výminek, a modest housing in the garden of a First Republic villa in Prague🌿

Výminek traditionally referred to modest housing for the older generation, typically located on the edge of a farmstead. It offered seniors the opportunity to remain close to their family while living independently.

Proximity without loss of privacy, security without dependence.

This particular výminek, set within the garden of a romantic First Republic villa, is no longer limited to “retirement living.” It can function as an independent dwelling unit, starter home, studio, or a quiet workspace.

The single-storey, barrier-free timber structure features an exposed system of columns and beams that gives the building its distinctive character. Large-format aluminum windows open the house to the garden and bring in abundant natural light.

Thermal comfort is ensured through a combination of a heat pump, underfloor heating, and ceiling cooling. The interior is largely furnished with built-in elements in natural tones, allowing the structure and material expression to stand out.

The freestanding furniture fits perfectly into the interior with its impeccable craftsmanship and solid construction, underscoring the timelessness of the entire building.

The castle wall on one side, the park on the other. In between, a piece of land that has long awaited its development.

Our new apartment building on Komenského Street in Lysá nad Labem fills the last gap in the historic street line in the immediate vicinity of the chateau grounds. The narrow lot, following the line of the chateau wall, set the rules from the start: our task was to find a building that would fit naturally into this location.

The result is a three-story building with 12 apartments. Its facade is unified by a facing brick cladding in a soft white tone. The street facade is calm and closed off, while the garden facade opens up to the greenery with French windows and balconies. The attic offers a view of the church and the silhouette of the chateau on the hill.

We managed to preserve the mature trees on both sides of the lot, and today, they help define the character of the entire site.

A house that doesn’t want to be seen. And yet, you’ll remember it. 🏔️

A family home in Černý Důl in the Krkonoše Mountains.

Concrete on the inside, charred spruce wood on the outside.

The charred wood protects the house from moisture, mold, and pests while allowing it to age naturally:
➖it darkens over time,
➖transitions into shades of gray,
➖and gradually blends into the landscape.

A compact shape, a gabled roof, no ornamentation—just a clean silhouette and respect for the site. The house follows the slope, the views, and the sun.

The garage is hidden in the terrain, while the living spaces open up to the mountains.

A HOUSE OVER 100-YEAR-FLOOD, ČERNOŠICE

A few steps from the Berounka river, in a spot where the water occasionally reminds us who's really in charge here.

The living spaces sit above the 100-year flood level. A landscaped embankment connects them to the garden. Thanks to this, there are no steps leading up to the door. The underground garage, accessible through the entrance gate, is designed so that a potential flood will not cause significant damage.

The massive overhang of the green roof shades the terrace from the summer sun and rain. The living space with kitchen and dining room has floor-to-ceiling glass on the southeast and southwest sides, and a ceiling height you rarely see in a family home. Four steps up, the quieter world of the bedrooms begins.

Earthy textured render, anthracite aluminium frames. Inside, solid wood floors and white built-in furniture.

A house that knows where it stands.

What is the architecture of family housing like in Central Europe?

At the international conference V4+2025 Central European Family Houses, held at , we met with architects from the Czech Republic, Slovakia, Poland, and Hungary—the winners of the V4+ traveling exhibition of family houses.
