A three-storey residential building designed on a corner plot in Ypsonas, Limassol, inspired by the public green spaces opposite the site. Positioned along the northern edge, the building opens to a generous south-facing common garden.

Large verandas, full-height openings, and wrap-around balconies ensure light, air, and comfort, while a mix of apartment typologies creates a diverse residential community.

Light plaster, glass balustrades, and a copper-toned Alucobond staircase complete a contemporary yet warm architectural identity.

Stavros Michaelides studied architecture in Germany, earning his Bachelor’s degree from .braunschweig and his Master’s from . From 2016 to 2020, he worked in leading German architectural practices, including Lederer Ragnarsdóttir Oei, kadawittfeldarchitektur, and Heinle, Wischer und Partner.

During this time, landmark projects such as the Stuttgart Library and the Lidl Headquarters in Bad Wimpfen played a decisive role in shaping his architectural approach. After returning to Cyprus, he founded his own practice, focusing on clear concepts, functionality, and timeless architecture with respect for both the built and natural environment.

With the real estate prices increasing more and more, houses and flats are becoming hard to afford.
This investor in Nicosia, realising that his apartment can accommodate more than one family in it, wanted to seek his options. The flat is at the top floor of the building and an extra floor is not allowed. So we came up with separating this 200m2 flat, into 3 smaller units. Two of them are two-bedroom flats and one is a studio. Every flat has an open plan concept, with the kitchen and living room connected and facing the balconies. The bedrooms are located on the quiet side of the plot and high ceiling windows are letting the sunlight through.
Only the two staircases and the exterior walls are to be kept. All the interior walls, windows and floors are going to be removed. In that way a full renovation can be achieved.
Finally, the rooftop is meant to be shared from every resident, to gather and socialize.

The building’s quality has less to do with size and materials, it is all about the ergonomic design and the adaption to the needs of the users.
In the suburbs of Nicosia, in a very quiet neighbourhood our client wants to obtain a house for her and her daughter. Their demand was that the house should contain the absolutely necessary, one bedroom for each, a living-room, a dining room and a separate kitchen, but still feel spacious and open. In order to achieve that, we divided the whole through two clear zones, separated by the staircase. The living and dining room are facing the garden on the south and the kitchen has its big windows on the east. The bedrooms are located on the quiet side of the plot, on the south-west. In this way they get warm-up before the night.
The house was planned as near to the road as possible, so the rest of the plot can be used for a spacious garden.
Finally, every little detail was thought, from the post-box at the entrance to the wardrobe below the stairs.
