Dune Suites by AGG Luxury Homes

A stratified architectural composition that negotiates between horizontality and landscape integration, the project articulates a porous interface between built form and terrain. The upper volumes are organized as a linear bar, defined by a rhythmic structural grid and continuous balconies that operate as transitional thresholds between interior and exterior. This repetition establishes a tectonic order, while the transparency of the façade mediates light, depth, and visual permeability.
At the ground plane, the architecture dissolves into a series of fluid, topographic gestures, where the building becomes an extension of the site. These curvilinear forms challenge the rigidity of the upper datum, introducing a counterpoint of softness and spatial continuity. Programmatically, this zone accommodates collective functions, reinforcing the notion of architecture as both infrastructure and social condenser.
Vegetation is deployed not as ornament, but as an active architectural layer—inhabiting terraces, edges, and surfaces to blur distinctions between natural and artificial systems. The project ultimately operates as a dialogue between orthogonal order and organic morphology, proposing a hybrid condition in which habitation, landscape, and form co-evolve.

A look at the past, our entry for the architecture competition, University of Cyprus Biological Department, 2012.

Concept: A “Biological Canopy” as Architecture

The project appears to be conceived as a large, protective, and permeable canopy—a sculpted upper volume enveloped in a perforated skin—symbolizing the living membrane of biological organisms. This “canopy-organism” hovers above a robust base that houses the academic and laboratory functions of the Biology Department. Its geometry and porosity evoke processes central to biology: filtering, adaptation, mutation, and environmental responsiveness.

The perforated cladding behaves almost like cell tissue viewed under a microscope, where voids and solids create dynamic patterns of light and shade. This symbolic “skin” becomes both an identity marker for the department and a passive environmental device.

The project thus communicates the idea that the exterior of a biological organism is not a static shell but a dynamic interface between inner life and outer environment.

The Building as a Living System

+ Layered Environmental Mediation
The design applies the idea that a building—like an organism—mediates between internal and external conditions. The perforated envelope filters sunlight by day, glowing as a lantern by night.

The covered internal plaza/courtyard shows a continuation of this logic: a secondary “interior exterior” space where microclimate, social life, and circulation intertwine.

This embodies a theoretical stance aligned with bioclimatic architecture, where form and environmental performance are inseparable.

+ Porosity and Adaptation
The façade’s irregular perforations reflect concepts in contemporary architecture that draw from complexity theory and biological morphogenesis. Rather than a uniform envelope, the building exhibits differentiated porosity—like adaptive biological tissue that responds to needs such as:

+ light filtration
+ ventilation
+ visual permeability
+ shading requirements

This parallels theoretical approaches inspired by nature’s logic, where pattern emerges from function rather than decoration.

+ A Social and Academic Ecosystem
The internal courtyard, cafeteria plaza, and terraced spaces cultivate a social ecosystem mirroring biological interdependence. Circulation paths intersect like branching systems—root networks or vascular structures—creating a dynamic “habitat” for students, researchers, and visitors.
This spatial organization echoes theories of relational architecture: spaces designed to encourage interaction, interdisciplinary exchange, and communal identity.

+ The Floating Volume as Symbol
The lifted, slightly cantilevered upper mass conveys:

+ lightness despite scale
+ forward-looking ambition
+ innovation and precision aligned with scientific research

The contrast between the grounded lower volumes and the floating upper “organism” expresses a duality: solid foundation + elevated research.

This aligns with architectural narratives where symbolic form expresses the mission of an institution.

The building acts not merely as an academic facility but as an experiential demonstration of biological principles—a living membrane, a dynamic ecosystem, and a sculpted organism in the landscape.

Architectural Concept
The design of Mayfair is rooted in the tension between solidity and porosity. At first glance, the building reads as a series of stacked, robust cubic masses. Yet, on closer inspection, these volumes are eroded by a permeable skin—a lattice façade that filters light, views, and air. This duality embodies the Mediterranean condition: architecture as both a shelter from the sun and an invitation to openness.

Façade as Mediator
The perforated envelope operates as a contemporary reinterpretation of the mashrabiya or traditional Mediterranean screens. It becomes a climatic device—reducing solar gain while maintaining airflow—and a privacy mechanism, shielding residents without severing their connection to the outside world.
By day, the façade casts intricate shadows across the interiors; by night, it transforms the building into a softly glowing lantern in the urban fabric.

Urban and Contextual Approach
The project engages its corner plot with a bold, monolithic stance, ensuring presence and legibility within the Paphos urban landscape. The vertical landscaping—notably the cypress trees—acts as a counterpoint to the orthogonal geometry, inserting a vertical softness that anchors the building in its Mediterranean context. The careful calibration of openness and enclosure reflects the cultural duality of public and private life in Cyprus.

Material and Tectonic Expression
Concrete and light-toned masonry emphasize the permanence and solidity of the architecture. The tectonic rhythm of the screen breaks this solidity into a pattern of voids, embodying a dialogue between mass and lightness. Interiors benefit from a diffused luminosity rather than direct exposure, privileging comfort while enhancing spatial depth.

Conceptual Narrative
At its core, Mayfair is a study in thresholds: between interior and exterior, between density and transparency, between the monumental and the intimate. The project resists the flatness of pure minimalism by introducing layers of perception—a building that reveals itself differently when approached from the street, when seen at a distance, and when experienced from within.

Ikaria Suites

The site is located in the heart of Kato Paphos. Culture, leisure and entertainment surrounds the project all in a walking distance. A 6-storey building with 36 luxury suites; each apartment offers an en-suite bathroom, kitchenette, living room and double bed. An essential feature of the project are the balconies offering the Mediterranean lifestyle of living outdoors. Each suite has a perforated bi-fold screen offering privacy and at the same time capturing views of the sea, Fabrica Hill, lighthouse, mountains and urban life.

The ground floor is the heart of the project. Surrounded by a lush landscape of Cypriot flora. A place of serenity to escape the surrounding context allowing the users to travel and connect to the Cypriot landscape. A series of δόμες was developed and
wrapped in a series of contours around the project.

The stepped landscape acts as a buffer to the adjacent roads by reversing the topography towards the inner side creating a shared outdoor pool space that is immersed within a lush vegetation cancelling noise and any visual disturbances. At the same time the walls emerging out of the landscape act as a structural plinth connecting the ground with the suites, hovering over the proposed gardens.

The Cellar
The wine bistro is located in the center of Paphos within an existing building. A special feature is the double void that can be experienced upon entering the space. Early on of the design phase the client expressed an interest in the arch as a typology. This created the starting point to explore forms and find ways to sculpt the interior. The challenge of the design was to develop a strategy in which the double void becomes an experience through a fluid structure that becomes a continues form that infills the interior envelope.The outcome a series of modular arched fins offset and stepped upwards developed a sculptural language that can be experienced from the exterior through the subtracted volume that can be viewed through the glass facade and within the interior be wrapped through the dynamic geometry.
