An integral component of the American Academy Larnaca Master-Plan was the upgrading of the External Sports Facilities – namely, the first part of Phase B – whose extent covers an area of approximately 6,500 m2.

Given that Physical Education is an instrumental part of the academic curriculum, the planned works had to be strictly implemented during the 2025 summer break (of 3 months), so that the Academy has continuously functional external sports facilities.

With the dedication of all involved parties and stakeholders, the Project was realised
successfully notwithstanding the tight deadline and the mid-August break for most actors in the local building industry.

This post returns to an Apartment Building in Nicosia’s Engomi district, which was also featured previously, by presenting for the first time the Interior of one of its Apartments.

In the Apartment’s open-concept Living Space, tailor-made fixed furniture and fittings present a seamless sensibility with concealed openings and a limited material palette of dark stone tiles paired with warm wood finishes.

These themes are also deployed in the Apartment’s other spaces – and especially within the Sanitary Spaces, whereby custom-made white washbasins are juxtaposed with the abovesaid material palette to create a bold, high-contrast aesthetic that balances raw, earthy tones with organic softness.

The Project concerns 2 Residences at the topmost fringes of Lemithou, one of Cyprus’s highest in altitude villages. Both the site and its broader area are characterised by dramatic topographic variation and long-horizon distant views toward the south.

Conceptually the Project is primordially organised as a series of retaining walls (δόμες) in the landscape, which collectively organise a sequence of terraces – a disposition characteristic of both agricultural and architectural interventions in such conditions. This move is complimented with the deployment of two ‘pure prisms’ – one for each House.

The first House, which is smaller in size and closer to the road, is primarily an ‘incident’ within one of the retaining walls – which means that it is supplemented by a lesser upper floor. On the other hand, the second House splits more equally its functional accommodation within the two floors – thereby presenting the opportunity for an open courtyard as one further species of open space in an otherwise natural setting.

Almyra Hotel , Paphos – Second Act.

This Post dovetails with the preceding one, by focussing on the other principal architectural strategies which support and complicate the one already elucidated. For their part, both the volume of the Standard and Superior Rooms, as well as the double-storey cluster of the Swimming Pools and the Thematic Restaurants (itself also organised as a ‘Thickened Section’ between the Sea-Promenade Level and the Hotel’s Swimming-Pool Level) are tactically organised to forge an integrated series of open spaces that instantiate and foster the Hotel’s public life and activities.

For their part, the Stand-Alone Suites are deployed as 3 Clusters of – stepped and/or linear –Single-Storey Row-Blocks, which are actualised via a combination of white-walls, activated roof-gardens, sharp-clean angles and natural wooden elements, each of which is immersed in its own lush, manicured, lawn terrace maximising its interface with Paphos’s Mediterranean coastline.

A dive into JAP’s Archive in Two Acts: Almyra Hotel in Paphos.

This Post dovetails with the forthcoming one and concerns Almyra Hotel (https://www.almyra.com/), which is just a five-minute walk from Paphos Harbour.

Architecturally, the Hotel’s Original Main Components – namely, (1) its Collective Facilities and Back-of-House, (2) the Standard and Superior Rooms, (3) the Swimming Pools and Thematic Restaurants, as well as (4) the Stand-Alone Suites – were instantiated as district and articulated volumes which were strategically positioned to yield a series of independent yet interrelated settings.

For its part, the Collective Facilities and Back-of-House component responded to the sectional displacement between the city-side and the sea-side with the creation of a ‘Thickened Section’ itself comprised of two Ground Floors – one Upper (on the side of the city), and one Lower (on the side of the Sea) – thereby maximising the size and complexity of the proposed outdoor spaces.

The forthcoming post will delve into the principal architectural moves of the other 3 components.

Given that the site for this single-family dwelling is typical of urban-rural fringe conditions – where meaningful integration with (an existing or projected) urban matter is not possible – the Project commences by recalibrating the interrelation between Architecture and Landscape. Rather than merely dealing with the softscape of the Project after the ‘architectural design’ is defined, here landscape elements are deployed from the outset and actively participate in the architectural problematisation of the house’s organisational logic and diagrammatic structuring.

The emergent residence is defined by a series of different and complementary Species of Open Spaces, which range from the Driveway to the Entrance Forecourt, the Main (Pool) Garden, Two Side Gardens, to the Orchard – amongst others. Notwithstanding the fact that the house is generous in its internal areas, its large site ‘imposes’ a low-density disposition, which in turn enables the deployment of architectural and landscape elements as part of a singular part-to-whole relationship. In this sense, the Project seeks to offer an alternative way of inhabiting Nicosia’s hinterland, which belongs neither to the city, nor to the countryside, but to its specific liminal condition.

We are excited to share the first several images of a Concept Design for a House in the outskirts of Limassol.

The site’s dramatic topographic variation is strategically exploited by organising two ‘ground floors’ – one upper and one lower ground floor – thereby ensuring that all collective areas have both an indoor and an outdoor component, while safeguarding the privacy of the topmost floor – where bedrooms are hosted.

Moreover, given the fact that long-distance vistas are only available in the plot’s south-east, over a public park, all key spaces are organised serially, thereby maximising these long-horizon views, while enabling a variable continuity between Indoors and Outdoors (covered and uncovered) Living.
