Q: How long does a home inspection take?
A: On average, 2.5 to 3.5 hours depending on the size, age, and condition of the property.
Older homes or homes with additions may take longer. Please plan accordingly—we believe in doing a thorough job without rushing.
Q: Can I (or my client) attend the inspection?
A: Yes! We welcome clients and agents on-site, especially at the end of the inspection.
However, to ensure we stay focused and efficient, we recommend arriving near the final 30–45 minutes for a summary walkthrough.
Q: What’s included in a standard inspection?
We inspect the major visible systems and components of the home, including:
• Roof, gutters, vents, flashing
• Exterior walls, doors, decks & grading
• Attic, insulation & ventilation
• Plumbing & fixtures
• Heating & cooling systems
• Electrical panel & outlets
• Windows & doors
• Interior floors, walls, ceilings & stairs
• Appliances (where applicable)
Q: What’s not included?
Our inspections are visual, non-invasive, and not code compliance checks. We do not:
• Move furniture or personal items
• Open walls, ceilings, or floors
• Test for mold, radon, asbestos, or air quality
• Conduct well/septic testing (unless arranged separately)
• Guarantee future performance of any system
If we notice a concern, we’ll recommend you consult a licensed specialist.
Q: How soon will I receive the report?
A: We aim to deliver the full inspection report within 24 hours—often the same day.
It will include photos, detailed notes, and clear, straightforward explanations.
Q: Do you offer post-inspection support or contractor referrals?
A: Yes! If repairs are needed, we’re happy to provide suggestions for local tradespeople we know and trust.
Q: How much does an inspection cost?
A: We’re currently offering introductory pricing, starting at $399 plus HST. Rates vary based on property size and type. Contact us for a quick quote.
