This house had an extensive renovation done about 10 years ago. Ever since then, the valley above the front door has had a significant ice dam issue. We cut open a section of the roof today to investigate. When the trusses were added, the contractor must have pushed the insulation out of the way to see what they were doing. When they were done, the wood shaving insulation was not replaced over the top plate completely. The bat insulation added pretty much sealed off the soffit vents from the attic as well. The combination of poor insulation and no air movement are ideal conditions to aid in the formation of ice dams. Unfortunately I was only able to partially insulate as the remaining top plate can only be accessed with a complete shingle removal including the bottom 4 feet of plywood. There is just no room to climb in there, or use any tools farther that what I was able reach through the 2’x3’ inspection hole.

Whoever did the caulking on this air conditioning unit is a true master of his craft. I would definitely hire him to caulk my bathtub. Also, whoever decided to caulk an air conditioning unit in this manner should be fired. I’m so conflicted!

When you look at the amount of sealant on the base of this chimney flashing, you have to wonder, how can this possibly leak? Well it does. They all do. This fake brick aluminum housing was a popular installation in the late 40’s all the way up the mid 90’s. When they were newly installed, they looked nice and worked well. This one in particular is at least 70 years old. It’s a wear item that should have been replaced years ago. The current shingles are at least the 4 th set. That means the flashing looks like Swiss cheese from the old roofing nails being pulled out and new holes made with every new shingle installation. That’s multiple opportunities for water to enter. We removed the old housing and flashing and installed new modern flashing. It will be leak free now until the next shingles are installed.

When we do a “roof tune up” part of the inspection is to inspect all flashings for wear or defects. In this case, there was a roofing nail placed less than an inch away from where the water would travel. Also someone had used tar on the sealing fl**ge. Maybe they were looking for a leak? I noticed that the pipe was also sitting a little bit crooked. I removed the nails from the shingles and the stack flashing. When I tried to remove the flashing, the entire pipe came out of the attic! Hard to say how long it’s been like that. It’s just another one of the unusual things I sometimes find during the days work.

When this customer originally sent me the pictures of the water stains on the bricks, I knew it wasn’t going to be just something basic. Unfortunately for the customer, I’m correct with my assumption. This will be a big repair.

This is a home made roof window. It appears to be very well put together. Unfortunately it was flush mounted on the roof. I don’t really want to mess with the overall integrity of the unit, but it has recently started to leak. I removed the majority of the old caulking and installed a temporary seal for now while I wait for instruction from the owner.
