Walked away from this job- a year ago!!!

Yes, I quoted this 2nd floor last October. It’s the original 1900’s farm house that was swallowed up inside Winnipeg. But as soon as I saw it, I had a few immediate concerns from the outside. The top ridge of the roof was bowing downward in the middle. On the opposite side, the 2nd floor wall was tilted out by about 2-3” showing that the roof rafter were under stress with the potential to collapse.

We refused to spray it and redirected the renovation company to seek advice from structural engineer/architect and get stamped drawing to make the appropriate modifications to brace, support and lock framing in place.

Permits were filed with the drawings and it took 12 months to get the all cleared to foam it.

What a difference it made - (very impressive alterations to the upstairs and the credit goes to Derek) but what an expensive lesson to learn. So the real lesson is for us - to stand up and take a stand, voice you concerns and if necessary walk away! This could have ended differently, it could have been catastrophic for the homeowner, the renovator and a lawsuits for anyone that worked on this home! Instead, the renovation company immediately stepped up, brought in a professional engineer/architect to design solutions. Support post were installed carrying the weight all the way to the basement. A weight bearing central beam running the entire length the house now supported the rafters where there was none. Now everyone is happy!😃

Foam board is no substitute for Spray Foam. Spray foam creates a 100% surface bond to a concrete foundations. There are no gaps or voids because the foam adheres to every inch of the surface forming a 100% moisture barrier on the concrete wall. If you believe that using rigid foam board in a DIY project is an affordable alternative, then you might want to think twice. The air gap between the foundation wall and the back of the rigid board create the ideal conditions for mold growth that now can spread through out the wall assembly and into the home itself. It is a silent health issue that can have devastating effects on persons being exposed.

Had to delay four jobs last week due to high humidity, rain and saturated wood structures left unprotected. Handed out a moisture tester on each site so the contractor or homeowner could correctly monitor and evaluate the drying process. Heaters and dehumidifiers were recommended and now we wait to get a call that “we are all ready”! Typically, a dry building envelope will be around 9% moisture content.

A basement upgraded to spray foam has the most dramatic impact on the energy efficiency and comfort level of a home in Manitoba. The insulating effects of adding 3.5” of 2lb foam to the foundation is unmatched by any other product. It creates a solid barrier that thermally isolates the below foundation temperature from impacting the interior space of the home. A cold untreated basement actually causes stack pressure where the chill of the basement creates an upward temperature drive that pushes heat upwards and eventually out of the house. By contrast, foam reduces stack pressure, basement are far more comfortable, the demands on heating and cooling are reduced due to a more stable temperature and most importantly with less demands comes energy savings which is a positive payback on this upgrade. As we Foamers say, “spray today, save for ever.”

The image depicts the embedded floor joists that are at least 4 inches securely integrated into the top of the concrete foundation. The challenge posed here is that there is a two-foot cantilever extending beyond the foundation, which cannot be accurately foamed. Furthermore, the concrete foundation creates a critical blind spot in front of it, where the foam is unable to seal the floor of the cantilever. So the front face of the foundation is foamed, including sealing the top gap of the framing but leaving an opening to allow warm conditioned air to filter out into the cantilever to prevent cold floors. Ideally, the cantilever would be opened up to allow access as seen in the second image. Either by opening the floor inside or removing the cantilever floor from the outside.
