Ontario's $130K HST rebate absorbs tariff costs as GTA single-family home sales hit 47% above the 10-year average
The Ontario market continues to impress, with strong demand for single-family homes driving residential construction forward. With up to $130,000 in HST rebates available, buyers are able to offset tariff costs and take advantage of valuable tax incentives. In the GTA, sales in this segment are now 47% above the 10-year average—even as prices have taken a dip. This robust activity means more than just transactions; it supports 256,000 jobs and represents $39.3 billion in investment. Having spent years both building homes and guiding clients through every phase of real estate, I know how valuable these incentives and trends can be—whether you’re looking to purchase, upgrade, or design your next home with an eye for lasting quality.

Mortgage Rates Face a New Reality
With mortgage rates holding steady at higher levels, Canadian homebuyers are feeling the pressure on affordability. While we all hope for rate relief to make things easier, the reality is that much depends on inflation, broader economic trends, and how the Bank of Canada steers its policies. As someone who’s seen every corner of the real estate process—from spotting the right upgrades to guiding full home builds—I know how crucial it is to plan with today’s financing landscape in mind. Buyers are understandably cautious, and higher borrowing costs are shaping not just what people can afford, but also their decisions about refinancing or entering the market at all. My experience as both a realtor and builder helps my clients look beyond the numbers and find the right strategy for their needs—whether they’re buying, selling, or investing for the future.

Gen Z buyers lead every generation on affordability trade-offs
I've always believed that adaptability is key in real estate, and Gen Z buyers are really proving that point. This new generation is showing an impressive willingness to adjust—whether it’s cutting back on spending or choosing smaller homes—to secure a place of their own. It’s a level of financial flexibility that stands out compared to previous generations. I’ve seen firsthand how being open to creative options, from reimagining spaces to planning future upgrades, can make homeownership possible even when compromises are needed. Interestingly, Canadians are leading the way in embracing smaller homes, while British buyers tend to hold out for more space. Every generation faces its own set of trade-offs, but it’s exciting to see how different approaches—and a good eye for potential—can open new doors in today’s market.

August Brings More Affordable Options for Canadian Homebuyers
August brought a slight shift in the Canadian real estate landscape, with home sales dipping by 0.7%—the first decline since spring. While inflation concerns and possible interest rate hikes are part of the backdrop, new listings actually increased by 3.3%. The sales-to-listings ratio remains balanced, which means prices held steady month-over-month, though they’re still about 3% lower compared to last year. Having worked extensively in both real estate and home building, I know these numbers tell only part of the story. Understanding the quality of homes on the market and recognizing potential for upgrades or value-adds is crucial in times like these. My experience helps clients see opportunities—whether you’re thinking about buying, selling, or renovating, it’s about making informed decisions in a changing market.

Ontario HST rebate shields new home sales
We’re seeing some interesting movement in the GTA new home market lately. Single-family home sales have reached 692 units—an impressive 47% above the 10-year average. Total new home sales came in at 907, but it’s worth noting that the benchmark price has dropped by 14.6% compared to last year. Condo sales, on the other hand, have slowed significantly, sitting 78% below the average, largely because of the limits on tax incentives available. With my background in both real estate and building, I always keep a close eye on how incentives like the Ontario HST rebate can impact both buyers and sellers. Understanding these numbers and trends can help you spot opportunities—whether you’re planning a purchase, considering a renovation, or thinking about resale potential.
