The lowest quote is the most expensive one you'll ever accept. You just don't find out until the wall is already open.

Here's how it goes. You get three quotes. One is noticeably cheaper, and the person seems nice, so you go with your gut. Deposit paid. Demolition day arrives. And two days in, you get the phone call every homeowner learns to dread.

"So, we opened up the wall, and we found something."

Now there's rot, or old wiring, or a plumbing problem, or a structural surprise. It'll be extra. A lot extra. And here's the part that makes your stomach drop. You can't say no. The wall is open. The project is halfway torn apart. Your home is a construction site your dog is trying to sleep in. You have zero leverage, and the person quoting the "extra" knows it.

That is not bad luck. For a certain kind of contractor, it is the business model. Quote low to win the job, find the "surprise" after you're committed, and bill it back when you can't walk away.

If a contractor tells you your ADU can be shovel ready in a week or two, that is not confidence. That is the setup.

Most homeowners hear "tiny home in the backyard" and think it is a straightforward project. It is not. An ADU is not just a small build. It is a separate dwelling unit that requires feasibility, zoning review, design, engineering, permits, and a process that takes months to walk through properly before a single shovel hits the ground.

The contractors who skip that process are not faster. They are rushing to your first payment. And once they have it, one of three things happens. They ghost you. They hit you with extras you never agreed to. Or they hold you hostage mid-build with no roof on your garage and no recourse.

Jonathan Jagt walks through every room of this custom home build in Caledonia and the details speak for themselves.

A dedicated home office with its own closet and a six-foot window — built for a homeowner who works from home and needed space that actually functions. A great room with vaulted ceilings. A powder room off the main living area. A primary bedroom with a 12-by-7 window and vaulted ceilings. A walk-in closet so large Jonathan jokes it might qualify the home as a five-bedroom. An ensuite with a curbless tiled shower and a freestanding bathtub positioned on an angle in a corner of floor-to-ceiling glass, framed low so the view from the tub is completely unobstructed.

Every room this family pictured is taking shape inside that frame.

Middleport Road, Caledonia. Custom home build in progress. The footprint is set, the walls are up, the roofline is framed, and the ZIP System sheathing is on the exterior. Inside, high ceilings, engineered trusses, and an open floor plan that will become someone's forever home.

Most people who drive past a build at this stage see green sheathing and lumber. What is actually happening is the most consequential phase of the entire project.

The ZIP System is not just cladding waiting to be replaced. It is a structural air and water barrier that protects the building envelope during construction and continues to perform for the life of the home. Before it looks like a home, it looks like this.

Middleport Road, Caledonia. Custom home build in progress. Framing is complete, ZIP System sheathing is on, and the roofline is up. Inside, the trusses are in and the full scale of this home is starting to show.

That interior ceiling truss system is the detail that separates a custom home from a production build. Every truss engineered for this specific design, placed to carry this specific roofline, creating the vaulted volume this family will live under for the rest of their lives.

This is the work that happens before anyone talks about finishes. The structure that everything else is built on. It does not get photographed often because it gets covered up. That is exactly why it is worth showing.

This is what a forever home looks like before the walls go up.

Framing is underway on a brand new custom home on Middleport Road in Caledonia and what you are looking at in these photos is the moment a dream stops being a drawing and starts being a building. The roofline is taking shape. The structure is rising. And the Frontier team is on site every single day making sure every piece of it is built the right way from the ground up.

Most people have never seen the inside of a home being built. They see the finished product on Instagram and assume it appeared that way. "We'll be done by the end of October." You believed it. Why wouldn't you? So you planned your life around it.

You told his parents they could come for the holidays. You booked the thing. You gave notice on the storage unit. You told each other, just a few more weeks, we can survive a few more weeks.

Then October becomes November. November becomes "as soon as the trades free up." And the two of you are eating takeout on a folding table in January, cancelling the plans you made in good faith, apologizing to family for a date somebody else invented and never intended to keep.

Here is what most couples never find out. That date was not exactly a lie. It was a hope. The contractor never actually built a schedule, never confirmed the trades, never sequenced the work, so the finish date was a number picked to make you sign, not a commitment anyone planned to hit.

"It was as though they read my mind. That's exactly what I had pictured, that I didn't know I had pictured."

That is what she said the moment she saw the 3D design plans for her Talbot Lane home addition in Hamilton.
