A seamless transition. This SPC flooring was scribed then caulked for a professional finish. Adequate spacing was provided on the other side of the bathroom to allow for expansion if necessary.

Between layout, underlay and install this living room floor cost the customer approximately $375 to install with the homeowner promotional rate of $25/hr. At the regular rate of $45/hr that would still only cost $675.

Brian Kelly Interiors is offering services at reduced rates to home owners to encourage sales and to help with affordability. If you need drywall and painting services enquire via text, phone or email. I'm primarily interested in jobs in or around Esquimalt.

Success! This formerly textured ceiling recieved 3 coats of mud and a sand before being primed with Sherwin Williams Extreme Block primer and Emerald Interior Matte top coat. They chose Greek Villa (SW7551) for the color and it will extend onto the walls as well for a modern finish. More to come.

When you're this far into redecorating your space there's no such thing as too many touch ups. When you hire Brian Kelly Interiors at an hourly rate you have the ability to add or subtract services as you feel are necessary to achieve your desired outcome.

In addition to fulfilling the request the customer has been advised on how paint sheen selection can make a difference in the final look.

Emerald Interior/Exterior Matte top coat will do well to hide surface imperfections while providing a durable long lasting finish for years to come.

It appears to be texture removal season. This has 2 of 3 coats of mud and will finish up nicely. This older home has unknown stains forming on the surface so it will recieve a stain blocking primer before being top coated. Floor paper was taped down with blue painters tape to ensure they stay protected throughout the finishing process.

Not every installation is straight forward and sometimes you need to start backwards before you can go forwards.

The wall on the right is true to the structure while the wall on the left isn't. I had to start in this area first and work backwards to make the joints line up properly in the hall. They might not line up with the joints in the kitchen but that's the cost of homeowners who change their mind mid job.

Before you start the job you should have 90% of your decisions made up front to ensure that everything goes smoothly. Indecisiveness will cost you money.

I'd rather do a good job and never have a viral post than get a million views for a picture of bad work.

Be thankful for a world of knowledge and the freedom to learn.

I save time on cutting in the walls by masking the ceiling and spraying.
