Another “period piece” bathroom renovation by The Micromason in a 4 story 1912 Oak Bay Residence:
This job started with a call about water leaking from the second floor bathroom through the ceiling on the main floor…
What a can of worms that turned out to be!
I removed the poorly made shower that was leaking and the century old fir flooring. The floor was out of level almost 2 inches so I leveled the floor joists. The ceiling with also wonky and rather crusty so I put up new drywall and patched and painted the rest of the walls in the room - which are actually mostly plywood with many layers of paint.
The owners wanted a classic Victorian style that matched the character and existing architecture of the home and went with subway tile walls and floor of 1” hexagon mosaic with a border and florets design. A little run of chair rail tile over the sink, solid stone curb and niche shelf.
Retro style toilet and pedestal sink with vintage “+” taps.
The icing on the cake was the baseboards and window/door frame “fluted” profile that was custom made to match the trim in the rest of the home. I fabricated the windowsill and 3 corner shelves.
Very proud of the results here, it was a long and challenging project. The clients were very patient with the process and are done joking about "maybe it'll get done by Christmas!"
Santa is doing a rest stop here for sure! 🎅
I'll post some process photos in the comments:
