30 years in construction teaches you things no course ever could.

Here's what actually sticks:

1. The budget is lost before ground is broken.
Every cost overrun I've ever seen was born at the planning table, not the job site. Fix it there or pay for it twice on site.

2. The cheapest bid is the most expensive decision.
Always. Without exception.

3. Speed and quality are not opposites.
The right team, the right vendors, the right process. Every time.

4. Communication is the job.
Every client has problems on their project. The ones who trust you at the end are the ones you kept informed along the way. No surprises. No scrambling. Just honesty in real time.

5. Your name is the only thing that outlasts the building.
Protect it on every project like it's the only one you'll ever do.

6. The team is everything.
I can't build anything alone. Nobody can. The people beside you on site are the difference between a good project and a great one. We protect that.

7. Reputation compounds.
