A collaborative effort by Averra Developments, Deso Properties, the City of Vancouver, and BC Hydro recently paved the way to remove a requirement for a 12’ x 12’ property dedication and installation of a LPT (Low Profile Transformer) in favour of 400A overhead service to provide electricity for 5 new Net Zero Mulitplex Homes in Vancouver. This allows for useful property to be reclaimed for the future homeowners, significant construction and development cost savings, and schedule certainty during construction and at completion.

Huge thanks to City of Vancouver Council members, Building Inspectors, and BC Hydro designers led by Urban Design and Sustainability Planner Chris Higgins for coming out to our site to see firsthand how solutions like these are improving housing quality, construction, and schedules in the field.

Great news for Net Zero and Passive House Construction in Vancouver — the 19% FSR incentive within the planning and zoning bylaw has been extended for another 5 years!

Averra Developments along side Capture Energy, Deso Properties Corp, Shaun St-Amour, City Vancouver Planing, Urban Design/Sustainability and Lanefab Design/Build all presented great points on how the City of Vancouver incentives work to encourage high performance homebuilding. We’re thrilled to share that council voted unanimously to continue this incentive.

This is a major win for innovative and energy-efficient building. As energy costs rise and environmental concerns grow, incentives like this are crucial. They not only give clients more sustainable options but also empower builders to explore new methods and push the boundaries of what eco-conscious construction can look like.

Multiplex Highlight: The Lodge on Willow. 6 Remarkable Residences in the Heart of Douglas Park.

Working together with the community, EDG Homes, and the City of Vancouver, Averra Developments built four new townhomes ranging from 800-2,200 square feet, plus two new detached carriage houses ranging from 1,300-1,900 square feet each in the historic Douglas Park neighbourhood in Vancouver, BC.

The townhomes were built in a restored historic (1927) church. They have soaring 12-foot ceilings, oversized windows, contemporary design and quality finishes throughout.

Averra Developments was established 2007 by long-time friends Guy Taylor and Gavin McLeod.
