A multiplex budget can go off track long before construction starts. 🏗️

If you’re planning a multiplex in Vancouver or the Lower Mainland, these are three of the biggest things to watch:

1. Underestimating site conditions 🌲📐
Slopes, soil conditions, retaining requirements, trees, access, servicing, and existing structures can all add significant cost if they aren’t identified early.

2. Designing without a clear budget strategy 🏡💰
Complex forms, large spans, extensive glazing, premium finishes, and late design changes can quickly push construction costs beyond the original target. The design should respond to both the site and the budget from day one.

3. Skipping feasibility before committing to the project 🔍📋
A lot may allow a multiplex, but zoning, setbacks, density, building size, access, parking, and other municipal requirements can completely change what is practical—and what the project will cost.

Before investing heavily in design, make sure you understand what your property can actually support.

One of the hardest design challenges on this multiplex project? The trees. 🌳📐

Fitting four homes on one Vancouver lot meant carefully balancing building placement, outdoor space, access, and privacy—while also relocating existing trees and making the overall site plan work.

It’s a good reminder that multiplex design is never one-size-fits-all. Every lot comes with its own constraints, and good design starts by solving them early.

At our Haszard custom home in Burnaby, BC, excavation is the stage where the floorplans finally begin taking shape on site.

Site conditions, elevations, foundations, drainage and structural requirements all need to be carefully coordinated before the home can start rising out of the ground.
