22 years ago, I left my amazing and rewarding 17 year teaching career at Langley Christian School. A year later, I was framing our large new home for my wife and 6 kids. Our twins were the youngest and they came out to visit Dad.

Looking back at this photo brings back so many memories. I was building a home for my family, and little did I know how quickly the years would fly by. Now, my twins are 22, and this picture reminds me that while we spend so much of our lives building homes, it’s the people and memories we create along the way that matter most.

Proud of the homes we build, but even more grateful for the moments like these.

Where the garage slab ends matters.

On this house, we put the bulkhead on the inside of the concrete foundation so the transition between the interior garage slab and the exterior driveway happens naturally beneath the garage door.

That allows us to have a clean transition from the polished concrete inside to whatever exterior finish we choose—stamped concrete, pavers, exposed aggregate, or another surface.

It’s a small detail, but these are the details that make a difference in the final fit and finish of a home.

A home built for performance, comfort, and lasting quality. It’s always an exciting time when we get to hand over a completed home to our wonderful clients. This custom home is a great example of what we can achieve when building science, quality craftsmanship, and an incredible team of trade specialists come together.

We achieved Step 5 with an impressive 0.48 ACH, creating a highly airtight and energy-efficient home designed for comfort and performance. I’m grateful for the entire A-team of trades and professionals who helped bring this home together, including Sarah Gallop Design for their expertise and attention to detail.

And a special thank you to Iman for your loyalty, diligence, and hard work. You are truly an asset to our company and, most importantly, to our clients. Building better homes through better practices, better people, and better building science.

How far down do we dig? There’s actually a little math involved.

Before excavation begins, the surveyor establishes a benchmark so we have a known elevation to work from. On this project, our benchmark is 474.51 feet above sea level.

From there, we check the site plan and find the basement slab elevation at 463.21 feet above sea level. Subtracting those elevations gives us 11 feet 4 inches to the top of the basement slab.

But that’s not our final excavation depth. We also need to allow for the basement slab, EPS insulation, footings, and the crush rock below the footings. That adds another 24 inches, bringing our final excavation depth to 13 feet 4 inches from the benchmark.

This is why accurate surveying, good plans, and a little math are so important before the excavator starts digging. Thanks to Elevate Land Surveying for setting the benchmark and excavation stakes, and to J&R Excavation for getting the project underway.

Every great home starts with getting the foundation right.

Before excavation begins, the surveyors establish the exact location of the foundation and set the excavation stakes. These stakes are placed 4 feet from the foundation corners, giving the excavation crew the room they need for the footings, drain tile, and the foundation work that follows.

It may look like a few simple stakes in the ground, but this is an important first step. Accurate surveying and layout help set the project up for success from the very beginning.

Great work from J&R Excavation and Elevate Land Surveying. Looking forward to seeing this project take shape for another wonderful family.

Without exterior insulation, the exterior sheathing can become a cold condensing surface inside the wall assembly. When moisture gets into that assembly, it can create the conditions for rot, mold, and mildew.

That’s why I like to wrap the outside of the home with a continuous layer of ROCKWOOL insulation. It helps keep the sheathing warmer and reduces the risk of condensation inside the wall assembly.

This Vancouver duplex is a great example of the approach we use to build healthier, more durable, and better-performing homes.

A well-built wall assembly is all about how the details work together.

On this Delta project, Dennis from Elite Airtight Envelopes and Ben from Seawall Exteriors are paying close attention to the details around this wall penetration—creating an airtight seal, making sure water sheds away from the assembly, and preparing for 2" of ROCKWOOL continuous insulation.

We’re also incorporating a rainscreen with bug screen to provide ventilation behind the cladding. These details may not be visible once the wall is finished, but they play an important role in protecting the assembly and helping it perform for years to come.

A big thank you to Dennis and Ben for the quality work and attention to detail they bring to every project.
