That arched niche was designed specifically to frame the free-standing soaker tub, wrapped in a rich vertical tile that catches the light differently throughout the day. Warm brass fixtures stand out against soft grey tile, and a fully glassed shower with a built-in bench keeps nothing about the space feeling rushed.

Every line here was intentional, from the curve of the tub to the tile coursing on the walls.

Footings poured, siding stripped back in a few places, and the real transformation still ahead — a new third-storey loft that'll become the parents' private retreat.

The story here isn't just square footage. It's reorganization. The new loft level will hold a primary suite with its own ensuite and walk-in closet, giving the parents privacy they haven't had in years. That frees up the existing second floor to be reworked entirely for the kids — better bedrooms, a layout that actually fits how the family shares the space day to day.

This lower level bathroom was part of a larger New Westminster project that involved lifting the home and adding a new level. Working in collaboration with Abode Designs, our team brought together warm walnut cabinetry, slatted wall tile, blue hexagon flooring, and matte black fixtures throughout. The oval mirror adds just the right amount of softness to balance the bolder shapes below.
