Two-Storey Home Addition | Progress Journey | Toronto

From the day we got to site to where this addition stands today.

Demolition, excavation, concrete, framing, insulation and drywall are done. Right now we're finishing the drywall plastering, and the interior finishing starts next.

Outside, the siding is about 80% done and we're wrapping it up.

Most homeowners guess. The City of Toronto spells it out.

Additions, removing walls, bigger window openings, decks over 60 cm (24"), new plumbing and basement apartments all need a permit. Same-size windows, re-roofing, cabinets and a new furnace usually don't.

The one that catches people: finishing a basement is usually fine without a permit, until you add a bathroom or a side entrance.

Unfinished basement to a legal two-bedroom rental unit.

When we got here it was bare concrete and open joists. We cut in a new side walkout entrance, added egress windows sized to what the municipality requires, and framed out two bedrooms, a four-piece bathroom, a full kitchen and laundry.

Then everything that makes it legal and livable: new plumbing and electrical rough-ins, insulation, drywall, flooring and finishes, all built to meet the municipality's ADU requirements.

A legal suite is a mortgage helper that holds up at appraisal and at sale. An illegal one is a liability waiting to be found.

Open concept only works if the kitchen can hold everything the walls used to.

Matte black flat-panel cabinetry now runs the full length of the wall, with a floor-to-ceiling w**e rack on one end and full-height pantry towers on the other. Light wood open boxes sit above so the ceiling height still reads. Quartz waterfall island seats two and closes off the kitchen from the living side without a wall.

The exposed ductwork and track lighting stayed exposed. In this loft that is the character you are paying for, so the millwork was built around it instead of boxing it in.
