One design detail you'll notice throughout this home: the arch.

It shows up at the kitchen entry, in the upstairs hallway, even echoed in the curve of the walk-in shower glass. It's a small architectural choice, but it changes how a home feels — softer transitions, more movement between rooms, less of that boxy hallway feeling.

Ever wondered what actually needs a permit when you're renovating in Toronto?

Mark breaks it down straight: a lot of cosmetic renovation work doesn't need one. But move plumbing between rooms? That's a plumbing permit. Take out a load-bearing wall? You need an engineer's report first.

The hard part is knowing which is which before you start swinging a hammer.

Welcome to Relmar, right in the heart of Forest Hill Village. 🏡

Neighbours have told us this is the most beautiful house on the street — and that's the kind of compliment that doesn't happen by accident. This Georgian-style facade was designed to feel right at home in the neighbourhood: limestone columns, limestone surrounds on the windows and doors, private upstairs balconies, and even a basement apartment entrance for future flexibility.

Out back, we're using PVC decking instead of composite — it doesn't absorb heat, so you can walk it barefoot even in the summer. Add an aluminum plank ceiling, a dedicated BBQ area, and 2-car garage parking, and this is what a fully custom Forest Hill build looks like.

Old bones, new footings. 🏗️

This Annex project has one of our favourite kinds of challenges: adding onto a heritage home sitting on original rubble footings — literally stacked stone, no poured concrete in sight. That's how it was done over a century ago.

We just finished pouring the new footings for the addition (there's a pool coming too), and tying them into that original structure took real coordination with our trades to get right.

A lot of builders avoid heritage projects because of exactly this kind of puzzle. We like them.

This penthouse got gutted top to bottom — except for one room the client wouldn't let us touch.

His office had some wear on it, so instead of ripping it out, we brought in a specialist to restore it properly: sanded every centimetre down, refinished the floors, the trim, even the ceiling. It looks brand new, but it's still the original room.

The tricky part came after — the rest of the unit was getting herringbone flooring at one continuous level, and this room sat lower than everywhere else. That meant tearing out the kick plate, rebuilding the base, raising the floor, and refinishing it all over again just so the transition would be seamless.

Small detail, but it's the kind of thing that makes or breaks a finished space.

Mark: "People think a heritage designation means your hands are tied. It doesn't — it just means you have to be smarter about where the walls go."

On this downtown Toronto semi, we dropped the basement floor for extra ceiling height, added a full third floor with its own balcony, and turned the back alley parking into something with real future potential — a laneway house or garden suite, if the client ever wants one.

None of it touches the heritage front. All of it changes how the house lives day to day.

Part 3 of the walkthrough is up — this one's the principal suite, and it might be our favourite room in the whole house.
