E15 | P1 | What would you change about Toronto’s housing policy?

If you were the mayor of Toronto tomorrow, what would be the first thing you change to help address the housing crisis while supporting homeowners?
In Part 1, we take a step back from the politics and look at the bigger picture: housing policy, decision-making, and the complexity of running a city as large as Toronto.
With so many conversations around permits, incentives, development, and affordability, one thing stands out: making the right decisions requires understanding the full picture and having access to the data behind them.
Sometimes, the most honest answer is admitting when you don’t have enough information to know what the right answer is.

Part 1 of the conversation is here.

Palmerston Project | E02

A basement doesn’t have to feel like one.
In this episode, we’re taking a closer look at how thoughtful space planning and a walk-up entrance transform the Palmerston basement into a bright, flexible space that can serve more than one purpose.
Designed to work as an in-law suite, nanny space, family extension, or potential rental unit, the layout was carefully planned with future possibilities in mind. With plumbing and electrical rough-ins already in place, the space can easily be adapted into a fully independent unit down the line.
A basement designed with flexibility, function, and future potential in mind.

Today we asked Rosedale: What makes a house a home?

From artwork and books to meaningful antiques and personal belongings, the things we collect and surround ourselves with are what give a home its character. The builder creates the beautiful base, but it’s the people, memories, and personal style that bring it to life.
Because a house is a space. A home is what you put into it.

Valleyview Project | E03
Lots of changes. Lots of possibilities.
In this episode, we’re taking a closer look at the structural transformation of the Valleyview Project opening up the original, divided layout, reworking load-bearing walls, and creating spaces designed for how the home will actually be lived in.
From a new great room and main dining area to a custom kitchen and exposed pantry, every change is intentional while preserving the warmth and character of this nearly century-old brick home.
Follow along as the Valleyview Project takes shape.

E14 | Should you build the most expensive home in the neighbourhood?

When building a home, it’s tempting to push every detail to the highest possible level. But being the most expensive home on the block comes with real risk.
In this episode, we talk about the importance of being strategic as an investor understanding the neighbourhood, the buyer pool, and how far the market can realistically support your vision.
Because a great home is one thing. A great investment is another.

Today we asked Rosedale: What would you change about your home if you had an unlimited budget and what would you never touch?

From a dream kitchen and extra space to the one room that should stay exactly as it is. Sometimes, it’s not about changing everything it’s about making the space work better for the way you live.

Palmerston Project | E01

A different kind of project for Elviano, but one that proves thoughtful design can make the most of any space.

The Palmerston Project brings together bigger windows, elevated finishes, custom millwork, refined lighting, upgraded appliances, and the potential for smart home automation all while keeping the home light, airy, and cohesive throughout.

A unique challenge, thoughtfully transformed.

E13 | How much should you actually spend on a custom home in Toronto?

Building a custom home isn’t just about how much you can spend it’s about how much you should spend.
From construction costs and high-end finishes to imported windows, home technology, and custom features, every investment needs to make sense for the home, the neighbourhood, and ultimately, the client’s lifestyle.
In this episode, we talk about where it makes sense to invest, where it doesn’t, and why location plays such a major role in determining what a home can actually support in Toronto’s market.
Because luxury isn’t about spending more. It’s about spending wisely.

Today we asked Rosedale: What’s your favourite spot in Rosedale?
The answers took us around the neighbourhood from favourite places to eat and shop to those little local spots that make Rosedale feel like home.

E12 | Is building a custom home in Toronto still worth it?

As construction costs continue to rise, many homeowners are asking whether it’s smarter to build from the ground up or invest in an existing property. While a custom home requires more time, planning, and upfront investment, it offers something no move-in-ready house can: a home designed entirely around your lifestyle, vision, and future.
The decision isn’t only about cost it’s about the value of creating a space that’s uniquely yours.
