We’ve had a busy few months! Here’s another behind-the-scenes update, this time from our Evan Avenue.

Evans Avenue is a highly sought-after, tree-lined residential street in Toronto’s Runnymede-Bloor West Village. It features charming, classic Edwardian and Tudor-style homes.

This update takes you through the post-demo progress on our Bloor West Village whole-home renovation. With the wiring stripped and walls down, the main floor is now open — a small wall will come back near the entry to create a spot for coats and boots, but the rest stays open as planned.

During the engineering review, we found the existing floor joists above weren’t sized for the new clear span, so we’re sistering them for extra support — a straightforward, inexpensive fix since opening up the space already minimized the wiring rework needed.

To manage costs, the homeowners chose to keep most exterior walls intact, but opted to strip back the kitchen walls, where an old filled-in window had been letting in cold drafts. We’re framing new 2x4 walls in front of the brick, fully insulating and rewiring them, so that corner of the kitchen will be warm and properly sealed going forward.

Join us for a post-demo tour on our Crawford project. Site prep, third-floor addition, and basement plans.

This is what “something goes wrong” actually looks like on-site.

Mid-demo at our Crawford St. project, we found the top few courses of the original brick wall pushed clean out of alignment — decades of roof rafter load with nothing tying it back.

Not a surprise that shows up on paper. The kind you only catch once walls are open.

Our solution: pouring a 10” reinforced bond beam, engineered to support the new floor system going in above — plus full underpinning below to deal with a foundation that’s seen a hundred years of moisture.

This is exactly the kind of on-site problem-solving we talk about in question 14 of our latest blog post: what happens when something actually goes wrong. (Spoiler: it always does, eventually. What matters is how it gets handled.)

Home Addition Costs in Toronto: A Builder’s Honest Breakdown 2026

In our new post we don’t hold back. The average detached home in Toronto now sits above $1.3 million. If you want to upsize to something larger in the same area — Leslieville, Roncesvalles, The Beaches — you’re looking at transaction costs alone of $80,000 to $150,000 before you move a single piece of furniture. Land transfer tax on both ends. Real estate commissions. Lawyer fees. A moving truck. It adds up fast.

So adding on starts to make a lot of financial sense. But the internet isn’t much help when you’re actually trying to plan a budget. Most guides throw out ranges so wide — “$100,000 to $500,000” — that they’re functionally useless. You can’t make a real decision with that.

This post does something different. We break down real 2026 costs by addition type — rear, second storey, and third storey — separating the hard construction costs from the soft costs most guides ignore entirely, and giving you an honest framework for understanding what actually drives the final number on your project. Old Toronto homes are beautiful. But behind those walls? That’s another story. 👀
