This is Skygarden House.

A complete custom residential build on a Toronto infill lot, designed by Dubbeldam Architecture + Design. We built it from the ground up - every system, every finish, every detail in the drawings.

The front facade uses an engineered steel and wood assembly that most contractors look at and pass on. It required precise coordination between the framing, the exterior cladding, and the detailed millwork at the entries. Tight tolerances. No room to work backward from an error.

We accepted the challenge.

The project took over two years. The result is outstanding.

Before you hire a contractor, ask this: who is your site supervisor and how often are they on my job?

Not the owner. Not the sales rep. The person who will be standing in your house every day managing the trades.

A lot of renovation problems come down to supervision. Trades working without direction, decisions made without the homeowner, issues that get discovered too late because no one was checking. It is not always incompetence. It is often just a structure that does not put an accountable person on site consistently.

At Vaughan Build, the same person who signs your contract is the one managing your project. John is on site. That is not a pitch - it is how the company is structured. It is also why we take on a limited number of projects at a time.

The St Clair and Lauder project is a mixed-use commercial renovation - retail on the main floor, residential units above.

That combination adds a layer of coordination that a purely residential job does not have. The ground floor is a commercial tenancy with its own mechanical requirements, its own inspection sequence, and its own finish standard. The floors above have different systems, different code requirements, and in a live renovation, potentially occupied units you are working around.

Managing both at the same time on a Toronto street - with a commercial storefront visible to the neighbourhood the whole time - requires a site discipline that most contractors do not bring to this kind of scope.

There is a lot of marketing around "design-build" right now.

It has always been how we work. When a client comes to us without a designer, we connect them with people we trust and stay involved through the design phase so the drawings we hand to trades can actually be built. When a client already has their designer, we work with them directly - not around them.

The value is not in the label. It is in continuity. One point of contact, one company accountable for the result. No finger-pointing between the builder and the designer when something goes sideways.

We have been doing this since before the term existed.

The Hilton renovation in London, Ontario is officially underway - starting with room mock-ups. Physical construction begins around September.

The scope covers public areas and a portion of the rooms. Working in a live hotel is different from residential - you are coordinating around active guests, syncing with hotel management on access, and keeping a construction site invisible to the people staying there.

Our commercial team has done this before. The Holiday Inn and Staybridge in Niagara ran the same way. Active guests on the floors above, trades working below, hotel management needing zero complaints from either side. The project finished. The hotel kept operating throughout. That is not an accident - it is a site management discipline that most residential contractors are not set up for.

The same approach is on this job - careful and intentional from the start.

The company that became Vaughan Build Ltd. started in 1905.

That is not a marketing line. It is a fact that changes how we think about the work.

A business in the trades for 120 years has been through recessions, pandemics, a dozen cycles of the Toronto housing market, and every shift in how people think about what a renovation is worth. It survives because the jobs got done correctly. Not perfectly, correctly. And when something went wrong, it got fixed.

We are not a big company. We do not want to be. The model that has worked for 120 years is one where the owner knows every project and the client knows who to call.

That is still the model.

Happy Simcoe Day to everyone taking the long weekend.

If a fall renovation is on your list - kitchen, basement, addition, commercial space - this weekend is a useful moment to think about timing.

A project that starts in October needs to be contracted by end of August at the latest. Permit applications on anything with real scope can take six to eight weeks. The good sub-trades are not sitting idle in September waiting for a call.

This is not a deadline. But if the project is on your radar for this year and you have not had the first conversation, this week is a good week to have it.
