We do almost everything in house. We get a great finish on our drywall by using flat boxes and automatic tapers. These tools really take the finish to the next level.

corrugated steel is a super hard wearing material that carries a 40 year warranty. Its the perfect material for accessory structures where clients are looking for minimal maintenance without big costs. Our oiled cedar wood detail won't likely last 40 years in perfect condition but oiling every 2-3 years will maintain its look and give you a super long lifespan. The overhangs and ventilation behind the siding make sure it doesn't get too wet and if it does it can dry so it doesn't degrade.

For anyone not familiar sheathing is an engineered product that provides three products in one. The interior layer (white) is one inch of insulation outside of your framing which gived you a continuous layer of insulation around your building. The second (brown) is the 7/16 structural sheathing layer. The third (green) is a v***r and air control layer that is far superior to house wrap. By taping the seams and and openings with their taps you are able to create an airtight and skin over the whole building that repels bulk water while allowing for some v***r permeability to allow the building to breathe and dry as needed.

We only use Zip Zystem sheathing on our buildings. It is 3-4 times the cost of regular sheathing but again we do not compromise on using the best materials and building science available.

Using a smart v***r control membrane such at Intello plus allows the building to breathe as much as possible in the highly variable climate we have in Ontario. In winter the users of the space create the moisture within the building, The v***r membrane stops that moisture from going into the wall assembly where it can cause rot and mold. In the humid summer months or if moisture gets into the wall it opens up to be 100x more permeable letting the moisture out and leaving you with a dry and controlled environment within the wall cavity.

It must be taped to seal all joints and to all window and door openings and/or glued the concrete slab to be completely air tight

It is 8 times the cost of a traditional v***r barrier but using the best materials and building science available is something we wont compromise on

A Simple strapping detail will make a big difference in terms of the lifetime of the building and the cladding. We used Pressure treated lumber although spf will do. Creating an air gap behind the cladding allows for any moisture that gets behind it to escape by flowing down or by drying. The bottom edge of the cladding is protected from bugs with a fine mesh material.

Fully taped and rolled zip system roof sheathing with ice and water low edge and large format peel and stick roofing membrane allows for multiple layers of protection from water and ice and the least amount of fasteners used through the roof surface.

Anywhere we need to have penetrations into the building be use 1" pvc block that we seal to the surface of the Zip System. This allows us to seal off any penetrations and control the air and v***r movement into the building. without this is is almost impossible to make the building airtight.

To protect the integrity of the building we use pressure treated lumber around all window and door openings. This way if any water did get past the other layers of water protection it would have no effect. Because we primarily use zip system R6 sheathing we have our pressure treated openings protrude 1.5" from the main structural framing. This allows the sheathing to sit flush allowing us for a neat and secure waterproofing detail. It also gives us a solid attachment point for windows, trims, and other opening details.

In situations where everything needs to be just right we use LVLs for our foundation forms. They are perfectly straight and flat and give us a perfect guide to screed off. The coating they come with means concrete comes straight off them and they can be reused easily so It doesn't cost any more.

We used products for this project. Rockton for the wall, and garden edging and 4ft Camden steps in charcoal. A filtered body of gravel behind the wall provides drainage and reduces hydraulic pressure on the wall and layers of biaxial geogrid every 12 inches reinforced the wall so it will last a lifetime even under the extreme conditions Toronto has.
