OSB walls are the future! Just kidding- see below why we use this building practice in certain spaces:

A couple extra steps for us when building wood panelled walls. First step is plane every stud to make sure it’s dead flat. Subsequently we add OSB or plywood on the interior for the following reasons:
1) A tull glue up- we can glue our MDF or wood veneer plywood directly to the backing we have created. A wood to wood connection doesn’t just rely on the brad nail for holding power.
2) Relying on wood glue as bonding medium means we need to use less nails. This helps our painter with less filling later on
3) No misfired nails. The solid backing allows you to fasten to any point in the wall. No more worrying about misfiring and missing a stud altogether.
4) Allows us to skip drywalling these walls altogether which has a marginal cost savings

What are some upgrades you wished you would have done on your new build or renovation? Here are a few of ours:

1) Exterior facade choice! That siding colour might be outdated in 5 years but that brick or stone will forever be timeless. Yes it’s an investment now but this is a really hard item to change in the future.

2) Spice Kitchen/Kosher kitchen/Bulters Pantry: Often we have clients that host quite often and the luxury of tucking the cooking or catering away in a different space than your main living space is ideal! The catering staff have their own space to work and the mess can be concealed!

Despite being the smallest room in the home- the office definitely packs a punch! Starting with heavy steel/glass doors with Ralph Lauren wall scones. We go into a room colour drenched with a colour inspired by the entry doors, “wrought iron”. Arched bookshelves line one wall, full wall wainscotting on the opposing wall and a 8ft sliding patio door leading out to the deck. Tons of light coming in through the entry steel/glass doors in the morning and through the patio door in the evening! It’s an office that feels light and airy despite being drenched in black!

Often we have a notion that bungalows are the cheaper- less luxurious option when compared to their two story counterparts. This thinking is rooted in society from post WW2 where we had to build homes quick and fast due to explosion of population. Easiest thing to build then was small cottage like bungalows. That thinking has been rooted in our heads ever since and tied the term bungalow to that specific building. Nothing could be further from the truth in modern construction- it’s significantly more expensive to build up than out!

Everybody focuses on living rooms, kitchens and bathrooms. What about the space that connects all those spaces together? Often hallways are treated as second class citizens. Throw up some baseboards and paint- call it a day. Nobody “spends time” in a hallway, right? While technically true- these are some of the frequently used spaces in your home and areas you can be a bit more daring than larger common areas. Statement panelled walls, wallpaper, pendants, wall sconces- all can make the space seem right out of a magazine. After all- hallways are what tie your home together!

Welcome to the kids floor! Punctuated with a huge lightwell with two skylights. This area doesn’t suffer from a lack of light despite being windowless. 3 bedrooms on this level with 2 additional bathrooms.
