We’d start with the things that are difficult or expensive to change later.
Windows. Structure. Ceiling heights. Electrical. Kitchen function. Storage.

Then we’d look at the things you interact with every single day.

A site walk is a lot more than checking how much got done this week.

We’re looking at progress. We’re checking details. We’re making sure the next trade has what they need. We’re catching things that are far easier to deal with now than after the next layer of the house goes on.

Because construction is really a sequence of hundreds of small decisions, inspections and hand-offs.

Most of them won’t be particularly exciting in the finished-home photos. They’re still a huge part of getting the finished home right.

A lot happens between progress photos.

Who does a legal-suite home actually make sense for? Not everyone... However for the right homeowner, having two complete living spaces can create a lot more flexibility than a traditional floorplan.

Maybe you’re thinking about rental income. Maybe parents, adult children or extended family need their own space. Maybe you simply want a home that can adapt as life changes over the next five or ten years.

We build custom homes and we’ll be the first to tell you that custom isn’t always the better option. (We have a collection of floor plans to choose from if you go the other way!)

Sometimes an available home makes way more sense.

If you want to move sooner, don’t particularly want to make 100+ selections and find a floorplan that already fits your life, a spec home can be a really smart choice.

Custom makes more sense when your needs are more specific; the layout, lot, design choices or way your family uses the home needs to be considered from the beginning.

Neither one wins.

The better house is the one that fits how you actually want to live.

Real estate listings are really good at telling you how many bedrooms a house has.

They’re not always as good at telling you which features will make everyday life easier.

Found the perfect lot? Before you buy it, call your builder.

Seriously. A great view and a nice street are only part of the equation.

Before committing to a lot, we'd want to understand things like grading, servicing, architectural controls, setbacks and what can actually be built there.

Because the lot you choose can influence:
• your floorplan
• foundation design
• garage placement
• walkout possibilities
• landscaping
• and ultimately, your budget

The best lot isn't necessarily the biggest or prettiest one. It's the lot that works for the house you actually want to build.

The kitchen will probably get most of the attention when you walk through 117 Crestview but we think some of the smartest decisions are one floor up.

Three bedrooms together. A primary bedroom that comfortably fits a king. Walk-in closet and ensuite. And laundry exactly where most of the laundry actually happens.

None of those things are particularly flashy. They just make everyday life easier. That's usually the difference between a floorplan that looks good on paper and one that feels good to live in.
