You've almost certainly got weeping tile buried around your foundation, and never once thought about it.

It's the perforated pipe that rings your footing, carrying groundwater off before it reaches your basement wall.

Here's the thing though: it doesn't wear out. It gets blocked, crushed, or overwhelmed.

β˜‘ Silt loads the filter fabric until there's no capacity left
β˜‘ Roots find the perforations and trap sediment behind them
β˜‘ A crushed joint dumps water exactly where you didn't want it

All three give themselves away above ground long before there's water on your floor. Late summer is the time to look, while the ground's dry and nothing's urgent.

Most outdoor faucet jobs go wrong in the same second. The wrench turns, and the pipe inside the wall turns with it.

Before you touch that tap, work out what it is joined to:

β˜‘ Threaded onto copper, with its own shut-off valve? Fair homeowner work.
β˜‘ Soldered, PEX or push-fit? Torch work or special tooling, inside a wall cavity.
β˜‘ Grey steel instead of copper? Put the wrench down. Galvanized threads corrode solid and the pipe splits before the fitting moves.

Five-second test: run a fridge magnet along the pipe. It grabs galvanized steel and ignores copper.

Do this in August, not November. The line is dry, the crawl space is dry, and nothing about the weather is rushing you.

Nobody repipes Poly B because a plumber told them to. They do it because their insurer did.

Grey plastic pipe went into a lot of houses built between the mid 1980s and the late 1990s. Insurers have noticed. Some raise the premium at renewal, some carve water damage out of the coverage, and some will not write a new policy until the pipe is gone.

β˜‘ Check near the hot water tank for grey pipe
β˜‘ Read your water damage section before renewal, not after

Send us a photo of the pipe at your tank and we will tell you what you are looking at. πŸ“ž Call or text (604) 897-4989 for a free quote.

The leak you'd never find is behind the appliance you never move.

That water line ends at a fitting you can't see. You can't see it because the fridge is parked on it.

Two things catch people out:

β˜‘ A slow weep never puddles. It goes into the subfloor, so the floor lifts before you spot water.
β˜‘ Brass clamp on the copper line? Saddle valve. Never tighten one. It drives the needle deeper and turns a drip into a spray.

Pull the fridge out once a year. Paper towel round each fitting, thumb into the floor at the wall.

Found something soft? Send a photo of the fitting and the floor. We'll tell you if it's a plumbing call or an appliance call.

A running toilet wastes more water in a day than the sprinkler you're not allowed to use.

About 950 L, every day, and most people never hear it happen.

Five-minute test, no tools:

β˜‘ Take the lid off the tank
β˜‘ Drop in a few drops of food colouring
β˜‘ Wait fifteen minutes, then look in the bowl

Colour in the bowl means it's leaking past the flapper. The faster it shows, the bigger the leak.

The repair is usually a new flapper and under half an hour of your Saturday.

Poly B pipe went into BC homes from 1978 through the mid-1990s. Most owners have never checked whether theirs is one of them.

Ten minutes, no tools:

β˜‘ Pipes at your hot water tank
β˜‘ Supply lines under a sink
β˜‘ The pipe at your main shut-off valve

Grey and flexible with a metal band at every joint is Poly B. Rigid with soldered joints is copper.

Finding it isn't an emergency. Not knowing is the part that costs people.

Poly B is the grey plastic water pipe that went into Canadian homes from roughly 1978 through the mid-1990s. You can identify it yourself in about ten minutes.

Smart leak detectors sound like a gadget until you price out a drywall job.

A drip behind the dishwasher runs for weeks before anyone notices the swollen cabinet. By then it's a flooring job, not a plumbing repair.

β˜‘ Point sensors are a real DIY job. Battery pucks, no tools, an hour on a Saturday
β˜‘ Whole-home shut-off valves cut into your main line, so leave those to a licensed plumber

Start with the water heater, the kitchen sink, the dishwasher, and the crawl space.

Alert you can't trace? πŸ“ž (604) 897-4989

TL;DR Smart leak detectors are worth it in most South Surrey, White Rock, and Langley homes, because local water damage starts small and stays hidden.

Leaving town this summer? Give your plumbing ten minutes before you go.

Here's the thing about a small leak: in an empty house, nobody hears it. It just runs. For days.

The fix is quick:
β˜‘ Close the main water shut-off valve
β˜‘ Flip the water heater to vacation mode
β˜‘ Swap those old rubber hoses for braided stainless

We put all 7 steps in one checklist, including the ones most people skip.

➑️ Grab the checklist before you pack: https://x.gd/4q7H3

TL;DR: A small leak can run for days while you are away, and the damage grows every hour. Before any summer trip, close the main water shut-off valve, set

That clogged kitchen sink doesn't need chemicals. It needs a kettle.

Most slow drains clear with stuff you already have at home. Here's where to start:

β˜‘ Pour a kettle of hot water down to melt the grease (hot tap water if your pipes are PVC)
β˜‘ Grab a cup plunger; it builds enough pressure to pop most clogs loose
β˜‘ Still backing up? The P-trap under the sink is almost always the culprit

Drain that just won't behave? πŸ“ž Give us a call at (604) 897-4989.

Does the toilet rock when you sit down? Do not ignore it. 🚽

That little wobble loosens the seal underneath and can leak straight into your floor. Most fixes are quick and easy DIY:

β˜‘ Tighten loose bolts
β˜‘ Shim an uneven base
β˜‘ Water or sewer smell? The seal has failed
