A few minutes with your hose bib now can save you a cracked pipe inside the wall this winter. Water left in the line freezes, expands, and splits the pipe where you can't see it.

What to do before the first frost:

☑ Standard hose bib: Take the hose off, shut the valve inside, and open the outdoor tap so it drains. Then pop a cover on.
☑ Frost-free hose bib: Take the hose off, run the tap, shut it, and look for a little trickle.

When did your sump pump last actually run? If you're not sure, this is the week to find out, while the pit's still dry and nobody's bailing water.

Five quick checks, about twenty minutes:
☑ Power first, and unplug it before you touch anything
☑ The float, to make sure it moves freely
☑ A real water test, not just lifting the float
☑ The check valve, plus the little vent hole below it
☑ The discharge line, right out to where it exits

That vent hole is the one almost everyone misses. Block it and the pump hums away, moves nothing, then works fine the second someone shakes the pipe.

Bathroom renovation plumbing gets decided long before the tile shows up. Most people find that out the hard way.

Sort these four early:

☑ Are the fixtures staying put? Moving the toilet means opening the floor
☑ Which shower valve? The handle and the valve inside the wall have to match
☑ Where's the drain going? Size, door swing and bench all move it
☑ Will your water heater keep up with the new showerhead?

Shut the sprinklers off for the year yet? There's a second half to that job, and it's the half that saves you money.

Closing the valve stops new water coming in. It does nothing about the water already sitting in the line, and that's the bit that splits pipe in January.

Here's where it lets go, near enough every time:

☑ The low point of each zone, where water settles
☑ The valve manifold, which sits full at the best of times
☑ Anything crossing a raised bed or running along a wall

You won't spot a thing until spring, when a patch of lawn starts bubbling at you.

Nobody's ever stood in the yard on a sunny day and thought about their perimeter drain. Fair enough, really.

Thing is, it's been quietly giving up since spring, and it always goes in the same three spots.

☑ The downspout connection, which takes the heaviest hit
☑ The lowest corner of the run, where sediment ends up
☑ Any joint or flat spot where solids have settled

You've almost certainly got weeping tile buried around your foundation, and never once thought about it.

It's the perforated pipe that rings your footing, carrying groundwater off before it reaches your basement wall.

Here's the thing though: it doesn't wear out. It gets blocked, crushed, or overwhelmed.

☑ Silt loads the filter fabric until there's no capacity left
☑ Roots find the perforations and trap sediment behind them
☑ A crushed joint dumps water exactly where you didn't want it

All three give themselves away above ground long before there's water on your floor. Late summer is the time to look, while the ground's dry and nothing's urgent.

Most outdoor faucet jobs go wrong in the same second. The wrench turns, and the pipe inside the wall turns with it.

Before you touch that tap, work out what it is joined to:

☑ Threaded onto copper, with its own shut-off valve? Fair homeowner work.
☑ Soldered, PEX or push-fit? Torch work or special tooling, inside a wall cavity.
☑ Grey steel instead of copper? Put the wrench down. Galvanized threads corrode solid and the pipe splits before the fitting moves.

Five-second test: run a fridge magnet along the pipe. It grabs galvanized steel and ignores copper.

Do this in August, not November. The line is dry, the crawl space is dry, and nothing about the weather is rushing you.

Nobody repipes Poly B because a plumber told them to. They do it because their insurer did.

Grey plastic pipe went into a lot of houses built between the mid 1980s and the late 1990s. Insurers have noticed. Some raise the premium at renewal, some carve water damage out of the coverage, and some will not write a new policy until the pipe is gone.
