🛠 Speaking of construction, let's bust a few myths!
❎️️ Myth # 1. ️"I was going to use my cousin's boyfriend's buddy, because I've heard that licensed builders are more expensive..."
✅ ️Actually it DOESN'T COST ANY MORE, to use a qualified contractor who is
✔️ a Licensed Residential Builder
This means the builder has the experience and education to demonstrate their competence in all key technical and business-related aspects of construction, and has been licensed by BC Housing and listed on their Licensed Builder Registry. A business license (like from the District of Summerland) is also needed, but don't be fooled - a business license is NOT a Builder license.
✔️ a Builder with New Home Warranty
This means the builder has been vetted and approved by a third-party warranty provider to offer the 2-5-10 Year New Home Warranty mandated by the provincial Housing Act. Before approving a builder, warranty providers dig into an applicant's past work, references from other industry professionals, business practices, and financial position - to be certain that an approved builder has the ability and security to stand behind their work!
❎️ Myth #2. "I've heard that Warranty is a just money grab and I don't really need it..."
✅️ Actually, it's very reasonable (between $1200-1800ish) and provides a 1 year "bumper to bumper" warranty, 2 years coverage for things like heating, plumbing and electrical distribution, 5 years on the building envelope (ie: the elements that keep the weather out), and 10 years structural warranty! 🏡 That's a lot of peace of mind, and meets the warranty requirement at the municipality for the building permit process.
If you wanted to pursue a homeowner exemption (only for a home you'd build for your own personal residence) you'd need to pass an exam proving you're knowledgeable enough to personally manage every aspect of the build, and you'd be responsible for warranting that home for 10 years. If you DON'T personally manage every aspect of the build under an exemption, you and whomever is managing it for you, can each be fined $25,000! ⚠️
❎️ Myth #3. "I've heard Construction projects *always* go over budget..."
✅️ The way my company works, your project budget and actual costs are within YOUR control and transparent to you, throughout the project. 💯
❎️ Myth #4. "First I need to get plans drawn by a drafter/architect... and then I'll talk to some builders to get pricing..." ⚠️ That's the OLD way!!! ⚠️
✅️ We can help you through the design process, so that you have EARLY input about the constructability and cost of various design ideas, BEFORE you finalize your plans. That way, you can design to fit your needs and budget - instead of falling in love with a design element, only to find out later that it won't work, or costs too much. Even better, the cost to involve Relay during this pre-construction phase is later *credited* to your construction billing - so it's ultimately free!
