Your roof is talking to you long before it leaks, most people just don’t know what to look for. 🏠💬
Let’s be honest: replacing a roof isn’t as exciting as a new kitchen or bathroom. There’s no fancy backsplash at the end of it. But if you wait until the very last minute, you can easily add thousands of dollars in rotten wood, damaged framing, and interior repairs on top of an already costly project. 💸😬
Here’s a super simple 5‑point checklist you can do from the ground with just your eyes 👀:
1️⃣ Curled or lifted shingle edges
If you see shingles cupping, curling, or lifting at the corners, the roof is nearing the end of its life and is much more vulnerable to wind and rain. 🌧️
2️⃣ Bald spots or heavy granule loss
Look for smooth “bald” patches or darker areas where the texture is gone. Those tiny granules protect the shingle from UV and water – when they’re gone, the clock is ticking. ⏰
3️⃣ Cracked, broken, or missing shingles
Any obvious cracks, broken tabs, or missing shingles are red flags. Even a few missing pieces can let water in and start damaging the wood underneath. 🚩
4️⃣ Wavy, sagging, or uneven roof lines
If the roof surface looks wavy or you notice dips from the street, that can mean problems with the decking below – often from long‑term moisture. That’s when costs start to climb. 📈
5️⃣ Stained streaks or moss growth
Black streaks, heavy moss, or algae growth can trap moisture and speed up deterioration. If it’s widespread, it often means the shingles are aging out. 🌱🧱
