Thursday Tip- FALL HOMEOWNER TIP

Before winter sets in, take a walk around your home and check your exterior caulking and weatherstripping around windows and doors. Small gaps let cold air in and warm air out, driving up your heating bills all winter long. A few dollars of caulk now can save you real money once the temperature drops.

THE SASKATCHEWAN SECONDARY SUITE INCENTIVE HAS BEEN EXTENDED...BUT TIME IS TICKING!

Thinking about building a secondary suite on your property? You now have more time to make it happen. The provincial government has extended the Saskatchewan Secondary Suite Incentive (SSI), a program that covers up to 35 per cent of construction costs for a new secondary suite, to a maximum of $35,000.

Eligible suites include basement suites, garden suites, laneway homes, and garage suites, as long as they include a full kitchen, a full bathroom, and a separate entrance, and meet all applicable building codes.

The deadline to incur eligible construction costs has been extended from March 31, 2026, to March 31, 2027, giving homeowners a full extra year to plan and build.

Thursday Tip: Lighting is one of the least expensive things to plan well and one of the most expensive to fix after the fact.

Pot light placement, pendant locations over islands, under-cabinet wiring, dimmer switches, exterior lighting, and natural light through window placement all get roughed in during framing. Moving a light after drywall is a patch job. Moving a window is a serious renovation.

Think about how each room will be used at different times of day and in different seasons. A kitchen that works beautifully in summer afternoon light can feel dim and flat on a February evening without the right plan.

Bring lighting into the design conversation early. Your electrician and your future self will both thank you.

Thursday Tip: You will always want more storage than you think you need. Plan for it now.

This is one of the most consistent pieces of feedback from new homeowners a year or two after moving in. The home is beautiful. The storage is not quite enough.

Walk-in pantries, linen closets with real depth, mudroom built-ins, bedroom closets sized for actual wardrobes, a dedicated spot for the vacuum, the cleaning supplies, the holiday bins. These things don't require a bigger house. They require intentional planning at the design stage.

Tell your builder where you struggle with storage in your current home. That conversation is worth having before the walls go in.

Plumbing fixtures are one of the places where the details you touch every day are worth choosing carefully.

Taps, showerheads, and hardware are handled dozens of times a day by everyone in your household. They affect how a room looks, how it functions, and how it holds up over time. Finishes that photograph beautifully but require constant maintenance to keep that way are worth reconsidering. Fixtures that feel substantial and well-made when you use them are worth the investment.

In a new build, fixture selections happen before rough-in, which means the placement of valves, drains, and supply lines is determined by what you've chosen. Changing your mind later means reopening walls.

Choose fixtures you genuinely love and that suit how you actually live. Then commit to them before construction begins.
