Wildfire smoke is becoming an increasing reality of summers in BC, and it’s changing the way we need to think about the homes we build.

A high-performance home isn’t only about reducing energy use. Airtight construction, controlled ventilation and proper filtration can all play a role in maintaining healthier indoor air when outdoor air quality is poor.

You may have heard of BC Step Code, but what actually is it? Think of the Step Code as a progressive roadmap to the future of Canadian housing. It measures exactly how energy-efficient a home is using real data, airtightness testing, and energy modelling.

BC requires new homes to meet Step 3, making them 20% more efficient than base building codes. By 2032, the goal is Step 5, which is a Net Zero Ready home. These homes are efficient enough to model and balance their own energy use.

Our Horstman Lane renovation project brings cedar ceilings, warm brass fixtures, and rich wood tones together across every level of this home.

The loft area includes black built-in cabinetry as a storage solution tucked right under the vaulted beams. The primary bath features a navy double vanity, a glass shower, and a freestanding soaker tub positioned to take in the forest view. Downstairs, a warm wood bar nook with a wine fridge is ready for the end of a powder day.
