A finished basement is not automatically a legal basement apartment.
Before homeowners in Ontario spend money on drawings, construction, or rental advertising, the basement should be reviewed for key risks such as:
• Zoning and permit requirements
• Ceiling height
• Egress windows
• Fire separation
• Smoke and carbon monoxide alarms
• ESA electrical requirements
• Plumbing and HVAC
• Moisture or mould risk
• Insurance and resale documentation
Skipping these checks can lead to stop-work orders, extra fees, opening finished walls, correction work, insurance questions, resale problems, or tenant/city complaints later.
At Renotec, we help homeowners in Richmond Hill, Vaughan, Markham, Toronto, York Region, and the GTA review basement apartment risks before renovation.
Plan first. Build second. Rent with confidence.
