🏠 Thinking about building a legal basement suite in Saskatchewan?

This is a good time to start planning.

The Saskatchewan Secondary Suite Incentive (SSI) Grant Program has been extended, but the window for eligible construction costs is getting closer to its end.

Qualifying homeowners may be eligible for a grant covering 35% of eligible costs to construct a new secondary suite, up to a maximum of $35,000.

📅 March 31, 2027 : Eligible construction costs must be incurred by this date.

📅 December 31, 2027 : Construction must be completed and the application received by the Saskatchewan Ministry of Finance.

The program can apply to new:

• Legal basement suites
• Garden suites
• Garage suites
• Laneway homes

A qualifying suite must be a new, separate dwelling unit at the homeowner’s primary residence and include a full kitchen, full bathroom and separate entrance. It must also meet applicable building codes, municipal requirements and permitting requirements for legal rental use.

Eligible construction expenses can include items such as electrical, plumbing, mechanical work, materials, contract labour, engineering, architectural services and interior finishing.

One important detail: simply signing a contract or paying a deposit before March 31, 2027 does not necessarily make the expense eligible. Work must generally be completed/invoiced or qualifying materials delivered by the deadline.

If you’ve been considering adding a legal suite, starting the planning, permitting and construction process well before spring 2027 could help avoid trying to complete everything at the last minute.

We’ve been involved with the electrical side of a number of legal basement suite projects around Regina, and there can be quite a bit involved in bringing an existing basement up to current requirements.

Even if you’re only in the early planning stages, now is a good time to start looking at what your property would require.

Grant eligibility and approval are determined by the Government of Saskatchewan. Homeowners should review the official program requirements before proceeding.

⚡ Another older Regina home upgraded from a 60A electrical service to a modern 200A service.

This one came with a few challenges.

The original meter socket had been buried behind siding added over the years, access was difficult, and the home was still operating with an older 60A panel and service equipment.

Our team completed a full 200A service upgrade including:

• New 200A panelboard
• New meter socket and proper exterior mounting
• New overhead service mast and mast kit
• New 200A service conductors
• New grounding system
• Coordination for utility disconnect/reconnection
• Electrical permit and code-compliant installation

Older homes can sometimes make service upgrades more complicated than they first appear, but with the right planning they can still be completed cleanly and efficiently.

The homeowner was extremely happy with the finished installation, and so were we.

If your home still has a 60A or 100A electrical service and you’re considering renovations, an EV charger, hot tub, air conditioning, basement development, or simply upgrading an aging electrical system, we’re happy to take a look.

A friendly carbon monoxide safety reminder for Saskatchewan homeowners

Saskatchewan’s carbon monoxide alarm requirements are being strengthened this fall.

Effective November 1, 2026, new requirements commonly referred to as Henry’s Law will require carbon monoxide alarm protection in every residential suite of multi-unit residential buildings, including apartments, condominiums and homes containing secondary suites, regardless of the age of the building or where the suite is located.

For individual homeowners, this is also a good opportunity for a simple safety check:

Do you have a carbon monoxide alarm, or only smoke alarms?

Saskatchewan has required smoke and carbon monoxide alarms in residential buildings, including existing homes, since July 1, 2022. Smoke alarms and CO alarms protect against different hazards, and having one does not necessarily mean you have the other.

If you're unsure, take a few minutes to check:

* whether your home has both smoke and CO protection;
* the age and expiry date of your alarms;
* whether they are installed in the appropriate locations; and
* whether your property has multiple residential suites that may be affected by the November 1 changes.

Not every home requires new wiring or a hardwired retrofit. Depending on the property and existing installation, compliant solutions may include battery-operated, plug-in, or permanently connected alarms.

Our goal in sharing this is simply to help homeowners and property owners be aware of the requirements and check their homes before the November deadline.

If you're unsure what you currently have, we're happy to help identify your existing smoke/CO alarm setup and explain whether anything actually needs to be changed.

Stay safe, Saskatchewan.

⚠️ PSA for Legal Basement Suite Developers in Regina & Area

We’ve been helping a lot of homeowners and developers lately with legal basement suites where the electrical work was started by someone who may not have been properly licensed, permitted, or familiar with suite requirements.

We completely understand why people try to save money during a basement suite project. Costs add up quickly. But with electrical work, small shortcuts can turn into expensive corrections later — especially when inspections, insurance, tenant safety, or final occupancy are involved.

Some of the common issues we’re seeing include:

✅ Work being done under the wrong type of permit
✅ Smoke/CO and fire alarm requirements not properly planned
✅ AFCI and GFCI protection missed where required
✅ Conductors or breakers not sized properly
✅ Panels and circuits not properly separated between suites/common areas
✅ Rough-in work covered before it was ready for inspection
✅ Previous “cost savings” turning into costly rework later

A legal basement suite is not just a renovation. It becomes a separate living space for real people. The electrical system needs to be safe, serviceable, inspectable, and properly documented.

At WAIMEA Availability Services we help property owners, investors, and contractors get their electrical work cleaned up, corrected, permitted, and ready for inspection the right way.

If you’re planning a legal basement suite, already started one, or are worried the electrical work may not have been done correctly, we’re happy to help review it before it becomes a bigger problem and more costly.

Planning a detached garage? Don’t size the electrical for only what you need today.

A lot of homeowners start with:

“I just need a few plugs and lights.”

But later they want a heater, EV charger, compressor, welder, exterior lighting, cameras, or a bigger subpanel.

The best time to plan for those future loads is before trenching, concrete, insulation, or drywall.

Even if you do not install everything right now, the feeder, conduit, and panel layout should be planned properly so you are not paying to redo it later.

WAIMEA helps homeowners and contractors plan garage electrical work that is safe, inspection-ready, and built with future use in mind.

Building a basement suite? Check the electrical before drywall.

One of the first questions to answer is:

“Will my existing electrical service handle a legal basement suite?”

A suite can add kitchen circuits, laundry, heating, smoke alarms, bathroom protection, and more general-use circuits.

Sometimes the existing panel is enough. Sometimes a subpanel makes sense. Sometimes a service upgrade may be required.

The expensive mistake is finding this out after framing, drywall, or inspections are already underway.

WAIMEA helps homeowners and contractors review basement suite electrical requirements early so the project can move forward properly.

🔧 Tuesday Tip: Planning a Basement Reno? Don’t Forget the Electrical!

Before you close in those walls, make sure your electrical is planned properly.

Here are 3 things homeowners often miss:

⚡ 1. Permit Required
In Saskatchewan, most basement electrical work requires a permit and inspection. Skipping this can cause issues with insurance and resale later.

⚡ 2. Receptacle Spacing & AFCI/GFCI Protection
Finished basements must meet CEC requirements for receptacle spacing and arc-fault protection. It’s not just “add a few plugs” — layout matters.

⚡ 3. Future-Proof Your Power
Adding a home office? Gym? Suite?
It’s much cheaper to add extra circuits now than after drywall is up.

⸻

💡 We regularly work with homeowners to design basement layouts that are:
• Code compliant
• Efficient (no unnecessary upgrades)
• Inspection-ready
• Clean and professionally installed
