At 230 Royal York Road, we're advancing a nine-storey mass timber residential building that demonstrates how modern methods of construction—like prefabrication and efficient core design—can help address housing supply challenges. By rethinking traditional approaches, this project maximizes usable space while maintaining safety and performance, offering a scalable model for mid-rise development.

As Canada continues to prioritize housing delivery, we're seeing more and more how Windmill’s approach to development closely aligns with the objectives of Build Canada Homes and public sector partners. By advancing solutions that support faster delivery, greater standardization, and improved sustainability, this project demonstrates how our model can contribute meaningfully to our shared goals of increasing housing supply across the country.

Great to see our President Reeds featured in today's Financial Post.

The recent announcements made by the Ontario and federal governments— cutting municipal development charges by 50% and eliminating HST on new homes — is meaningful progress. As Jeremy noted in Garry Marr's piece, "It's the right start and the right support that is starting to come from the federal and provincial level."

But let's be clear: getting developers off the sidelines takes more than fee reductions alone.

At Windmill, we've long believed that meeting Federal and Provincial housing targets demands bold, multi-layered thinking. Here's what that looks like in practice:

With spring at our doorstep and the soil warming, we're spotlighting The Plant, our award-winning residence that integrates urban living with urban farming.

A joint venture with Properties, this innovative 10-storey condo project comprises 74 residential units and 25,000 square feet of office and retail space, including Windmill's Toronto office.

The Plant was inspired by a desire to embed urban agriculture into all aspects of urban living. The innovative suite design, with their oversized balconies, maximizes sun exposure so every resident can nurture their own garden. The amenity space is both a communal kitchen and a community planting area. The south facing wall acts a greenhouse so residents can get an early start on their planting, and the outdoor terrace has container gardens, event space and beautiful climbing vines. Before construction started, we partnered with the Bowery Project to install a container garden in the parking lot. The produce grown there was then donated to a local non-profit.

We're proud to call this remarkable community our headquarters in Toronto. The Plant is a tangible example of our mission: delivering high-performance, community-centered housing that benefits both people and the planet.

Together, the panel will be leading a fast-paced, Dragon’s Den style forum where teams will pitch their technology pathways and design strategies for a deep dive into costs, barriers, and opportunities for high performance multi-family buildings in the GTA.

The Eddy in Hintonburg, Ottawa, is a standout example: LEED-platinum certified, mixed-use, one of Ottawa's first mid-rise condominiums to use a geo-exchange system for heating and cooling, and Ontario's first fully-automated puzzle parking system. Completed in 2016, these innovations are aren't just concepts - they've produced real world impact, and we're carrying these learnings forward to drive further industry change.
