This time of year we get alot of calls for apparent "leaks" when the weather gets warmer. 99.9% of these "leaks" are not roof leaks at all but condensation build up in your attic from warm air getting in from the interior of the house or bathroom or kitchen fans. Since we have had quite a long cold spell this build up can be enough to cause some dripping from fans or stains in drywall, etc.
Now would be a great time to check your attic space by simply getting a ladder, lifting your attic hatch and taking a good look inside your attic. Best to do this before it gets warm so you can see what is happening in your attic. If you see a build up of frost on the underside of your roof on the plywood or osb you have condensation. This means there is air leakage into your attic from the house. A little frost usually is not an issue but if there is alot you may have a problem.
This can be caused from improper insulation, poorly constructed attic hatch, improper fan venting, break in a v***r barrier or various other things. If you notice a substantial amount of frost it may be time to call a professional and get it checked.
Once again the best time to check your attic is now before it warms up. If you wait all the moisture will ev***rate once it melts and drips down into the insulation and you won't be able to tell if you have a condensation issue. If you have alot of moisture it may leak into the house.
I would like to post a few videos just to show you what to look for and self check in your own home.
This video is of a well constructed attic hatch. It has a weather seal on the bottom (black strip) and a very well constructed attic cover with more than 10" of insulation in it. This house is 22 years old. You can see a very slight bit a condensation on the side which is quite normal. This is after about 4 weeks of below zero temperatures. There was no frost just a little wet spot on the wood. I believe the temperature wa about -17C when this was checked. More videos to follow.
