A fully custom home in Ontario moves through four phases — financing and team, design and permitting, construction, and closing — and typically takes 8 to 16 months from signed contract to keys in hand. Rural lots needing septic or well add more time on top of that.

The part most people don't expect: construction usually isn't where the time goes. Financing approval, design revisions, selections, and permit review are what stretch a timeline — which is exactly why we walk every client through the full sequence before a shovel touches the ground.

Before you sign with a contractor, ask the right questions.

Whether you're rebuilding after an insurance claim or building a custom home from the ground up, you're comparing bids from contractors — and price shouldn't be the only factor.

If you're going through insurance: your adjuster handles the policy side (what's covered, what's paid, and how). Your contractor handles the how — the actual plan for getting the rebuild done.

If you're building custom: the same questions apply. A low bid means nothing if the contractor can't deliver the work, timeline, or quality you're expecting.

Say hello to John Van Lagen, Joe's Co-owner & General Manager! 👋
John and his wife Jeannette have been married for over 30 years, and together they've built a wonderful family that includes 7 kids, 4 in-laws, and 3 grandbabies (with 2 more on the way this late summer)! ❤
Outside of running things here at the company, John keeps busy with plenty of hobbies. He's an avid reader, loves heading up north, and somehow finds cutting grass and washing vehicles relaxing. He's also got a great set of pipes (yes, he sings!) and serves as president of a mission based in Malawi 🌍 Timotheos Foundation Canada/USA .canada.usa

Here's a fun one: John's secretly an amazing cook. When his kids were younger and begged to go out for dinner, he'd tell them they were headed to "John's Diner." They'd get so excited... only to realize it just meant his homemade cooking! 😂
