Every project starts as an empty room. This one had to become two. ☕

Downtown Toronto, a full commercial buildout from an empty box. A coffee shop and lounge at the front, a hallway running back to the Pilates studio, and changing rooms finished to the same standard as the rest.

A renovation is usually judged by one room. In this one it comes down to a single wall.

An 80 inch fireplace set into custom millwork, with integrated LED lighting running through the cabinetry and shelving.

Light oak carries the rest of the space, herringbone and straight lay laid so the pattern shifts from room to room while the material stays continuous throughout. Limewash walls adds depth to the surfaces without adding colour.

One palette, one material, no breaks between rooms.

A commercial space has to look finished on day one and still look finished a year in. ✨

That is a different test than a home. In a salon the finishes live under constant traffic, water, and daily cleaning, so material selection was driven as much by how it would hold up as by how it would look. Stations, circulation, and sightlines were set around how the business actually runs, so the space works for the people in it every day and not only for the day it opens.

A basement ensuite gets built twice. Once in the slab, and once in the finishes.

Before any of this was a room, it was drainage, waterproofing, and rough ins set into the concrete, with every stud line framed around where the glass and tile would eventually sit. Below grade, the layout has to be decided long before it can be seen.

The finished space carries the same design language as the rest of the lower level. A large stand up shower in 24 by 48 tile, custom glass, and a navy blue vanity, tied together with LED lighting throughout.

Planned early, so nothing had to be worked around later.

While our client was away, this Yorkville condo continued to take shape through ongoing communication, thoughtful decision-making, and a shared vision from start to finish.

Seeing the finished space is one thing. Knowing it was delivered exactly as promised is what makes the difference.

Every project has a goal. For this one, it was creating a basement that gave this family more room to live, work, and spend time together.

There’s no better measure of a completed project than hearing how the space has changed the way it’s used. From an unfinished basement to a functional extension of the home, this transformation was built around the needs of the family who lives in it.
