Located in the Yonge-Steeles Corridor, 7080 Yonge Street challenged our client, Chestnut Hill Developments, with a constrained site, a new municipal road, evolving built-form expectations, and future TTC subway connections.

The project advanced to the Ontario Land Tribunal through a non-decision appeal, with proposed height and density exceeding existing planning permissions.

To find a viable path forward, we looked beyond the building itself. Applying an urban design lens, we explored how the project could contribute to the future growth and character of the corridor.

Through extensive massing studies and planning analysis, KIRKOR balanced density, building separation, pedestrian experience, and long-term development potential.

Throughout the process, we worked collaboratively with City Staff, incorporating their suggestions and requests within the project framework while maintaining our client’s vision for the site.

The result? A robust planning framework supported by expert evidence and a successful OLT decision.

By anticipating how people, communities, and cities evolve over time - not just how projects are developed, we transform complex constraints into compelling city-building opportunities.

Working alongside Infrastructure Ontario and Urban Strategies Inc., KIRKOR is leading the architectural design of the Whitby GO Transit-Oriented Community (TOC) - a landmark mixed-use master plan that reimagines the station’s parking lot as a vibrant, high-density urban community.

The proposed 2.32-hectare development introduces six residential towers ranging from 33 to 45 storeys, and repurposes land for over 2,000 new homes, public spaces, and community amenities for the Durham Region.

As a proven catalyst for city-building, transit-oriented development has the power to unlock lasting economic, social, and community benefits.

A significant heritage building, a new community development, and the careful question of how the two could sit together — KIRKOR helped find an answer, securing OLT approval for the redevelopment of 123 Wynford Drive.

Developing a complex site means more than satisfying the planning requirements, it means collaborating with the City, Toronto and Region Conservation Authority, cultural communities, and community residents — shaping the proposal through every stage, by everyone at the table.

The key changes to the KIRKOR’s proposal involved raising the heritage building, redesigning the tower form & and massing, and incorporating a glass pavilion between the two towers.

Beyond conserving the building’s heritage attributes, the proposal reopens the property’s connection to the East Don ravine. The Nikka Teien (Japanese stroll garden) that Moriyama wove into the natural heritage is being restored.

KIRKOR streamlines complex approvals — we are prepared to assemble the evidence, present expert testimony, and carry the proposal through the tribunal to a decision the client can build from.

Driven by a commitment to equitable design, Mahzad pursued the Rick Hansen Foundation Accessibility Certification (RHFAC) and became a certified Accessibility Professional. This specialized training provides expertise in identifying and addressing accessibility challenges, ensuring that spaces support independence, dignity, and meaningful participation for all users, whether residents, visitors, employees, or community members.

In recognition of National Accessibility Week, we celebrate professionals across the AEC industry, like Mahzad, who are advancing accessibility beyond compliance and integrating it as a fundamental design principle.
