Where renovation budgets actually move, and where they should not.
They move at three points. Really, only three.
Discovery. What is behind the walls.
Older homes on the North Shore hold surprises: knob-and-tube wiring, undersized framing, water damage nobody could have seen. These are genuine cost changes. They are why a contingency exists.
Selections. Tile, fixtures, cabinetry, appliances.
This is the point homeowners control completely, and in practice, it moves budgets more than anything else. The gap between a sensible specification and an expensive one is often wider than most people expect before they start choosing.
Scope. Deciding partway through to do the ensuite as well.
Entirely legitimate. It needs to be priced and agreed before the additional work begins.
Where a budget should never move: labour rates changing mid-project, required work appearing as an extra, or a low initial quote being corrected after the project starts.
If you are planning a home renovation in West Vancouver, start by having the site properly assessed before you commit.
