Here is what most clients do not know until they are mid-project. 🏗️

• Organic debris mixed with soil and rock creates a contaminated load that can be rejected at the facility. Keeping it in a separate bin from day one prevents the issue entirely.
• North Vancouver's steep grades and narrow access roads affect where a bin can be placed, not just how it is loaded. Confirming site access before delivery day is what keeps the project on schedule.

You may have seen the headline: Metro Vancouver condo construction has hit a 15-year low.

According to CMHC data reported by Business in Vancouver, condo starts fell 40% in the first half of 2026 compared with the same period last year.

But that isn't the whole construction story.

Purpose-built rental now represents about 60% of new residential construction in the region — compared with roughly 20% a decade ago — and rental units under construction were up about 36% from 2025.

So construction isn't simply disappearing. The type of housing being built is changing.

For everyone working alongside the construction industry, that matters. Different projects, timelines and priorities create an opportunity to rethink how we plan jobs — including how materials and waste are handled along the way.

✅ Gypsum needs its own bin: Metro Vancouver bylaws require drywall to be separated from general construction debris. A dedicated bin is the cleanest way to stay compliant.
✅ Mixed loads cost more: When gypsum ends up in a general bin, the entire load gets reclassified at the facility and the contractor covers the difference.
✅ Book early and sort from day one: Keeping drywall separate from the first load is faster and more cost-efficient than sorting a mixed bin later in the project. 📋

Does everything from this project really need to go into the same bin?

Metro Vancouver has created a Construction & Demolition Waste Reduction Toolkit to help contractors, builders and project teams reduce waste and improve material recovery throughout a project.

The toolkit focuses on practical steps that can be built into the planning process—from estimating materials and identifying reuse opportunities to separating recyclable materials and choosing the right disposal options.

Depending on the project, that may include materials such as:

🪵 Wood
🔩 Metal
🪨 Concrete and asphalt
🏠 Gypsum drywall
📦 Cardboard
🚧 Mixed construction debris

The goal isn't necessarily to have six bins lined up outside every jobsite.

Sometimes the biggest improvement comes from identifying one high-volume material that makes sense to keep separate—or planning ahead so reusable materials don't become waste in the first place.

That's where the toolkit can help.

A strong construction-waste plan starts with a few practical questions:

What materials will the project generate?
Which materials can be reused or recycled?
How will they be separated and stored onsite?
Where should each material go?

Planning ahead can help reduce contamination, improve diversion and make disposal more efficient.
