At Sprucehill, balancing indoor and outdoor living environments requires thoughtful structural framing. On this active site walk-through, we are highlighting a key daylighting detail on a covered patio addition.

Extending a solid roof structure off the back of a home often casts shade back into interior living spaces and kitchens.

To preserve indoor daylight, our framing team incorporated massive 7ft x 7ft skylight openings directly into the timber trusses. Capped with heavy structural single-pane glass, these skylights illuminate the covered patio while allowing natural sunlight to filter into the main house.

Traditional 45ยฐ mitered corners often open up as wood expands and contracts with seasonal humidity shifts.

By cutting fascia corners at 22.5ยฐ angles and locking them together with interior biscuits and exterior grade adhesive, we create a rigid, stable corner joint. This extra step prevents gapping and twisting, ensuring your roofline retains a clean, pristine finish over time.

This home features a seamless open-concept main floor complete with a stone fireplace, dedicated wine display bar, and an open dining area.

The gourmet kitchen features a quartzite island, custom white cabinetry, and a adjoining walk-in pantry. Additional details include a functional family mudroom, custom bathroom vanities, and a primary ensuite equipped with a double-head walk-in glass shower.

At Sprucehill, high-performance acoustic isolation is a standard detail for multi-family and secondary suite builds. On this site walk-through, we are demonstrating how resilient channel (ResBar) prevents sound transference.

Resilient channel acts as a mechanical shock absorber between ceiling drywall and floor joists.

Installed 16 inches on center, the channel's upper fl**ge is fastened to the joists, while 5/8" drywall is attached strictly to the flexible lower channel face. This decouples the drywall from the wood structure, stopping airborne sound wavesโ€”like TV, music, and conversationโ€”from vibrating through to the floor above.

Rather than throwing away torn floor paper at the end of a project, Floorotex can be cleaned and repurposed.

Crews can vacuum and mop the non-porous top layer before rolling the fleece back up for use on the next job. Its self-tacky backing creates tight, self-sealing 3-inch lap seams, and securing main thresholds with additional tape ensures high-traffic zones stay flat and trip-free.

At Sprucehill, ensuring your custom finishes remain flawless until move-in day is our priority. On this project walkthrough, we are demonstrating how we protect finished tile and stone surfaces using Floorotex.

Unlike standard floor paper, Floorotex has a tacky backing that allows seams to self-seal when overlapped by 2 to 3 inches.

This prevents grit and moisture from working their way under the protective layer. Its flexibility also makes it ideal for wrapping around delicate stone countertop overhangs. For heavy-traffic tiled floors, we combine Floorotex with a heavy-duty paperboard overlay to absorb impact from boots and equipment.

Stair nosings are particularly prone to chipping, scratching, and denting as sub-trades move tools and equipment between levels.

By applying Ram Board Stair Armor, we cover the full tread and riser transition. The built-in rubber gasket underneath provides extra impact absorption right over the leading edge where workers step, ensuring the hardwood below stays in pristine condition until move-in day.

At Sprucehill, proper exterior moisture management and clean visual symmetry go hand in hand. On this garage addition walk-through, we are highlighting the essential steps before and during siding installation.

To protect the wall assembly, we install vertical pressure-treated strapping over house wrap, creating a ventilation air gap for moisture drainage.

An insect mesh screen is tacked underneath and folded over the bottom of the rainscreen cavity to block pests. Finally, using a laser level ensures siding courses progress evenly around the building, delivering symmetrical reveals over garage doors and window heads.

At Sprucehill, navigating local regulatory requirements is a major part of project planning. On this site walk-through, we are highlighting the complex stormwater infrastructure required for a minor 75 sq. ft. roof addition.

Under current district bylaws, adding roof area requires retaining on-site stormwater to protect adjacent natural creeks.

Meeting these standards required hiring a full consultant teamโ€”including civil engineers, geotechnical engineers, and arboristsโ€”and constructing an engineered rock pit and concrete sump near the creek bed. With total compliance costs exceeding $50,000, streamlined, prescriptive municipal policies are needed to balance environmental protection with housing affordability.

At Sprucehill, creating spacious outdoor living environments requires balancing open aesthetic design with rigorous structural engineering. On this site walk-through, we are highlighting the installation of a 20x20 steel moment frame.

In seismic regions like Vancouver, open-sided structures cannot rely on traditional wood shear walls for lateral stability.

While smaller structures under 14 feet can utilize dimensional timber, large 20x20 spans demand heavy steel W-beams and structural posts. Connecting these elements into a moment frame prevents structural racking and rotation while eliminating the need for center support posts or excessive knee bracing.
