Q: What is modular building, MMC, prefab and panelized construction? Are they the same?

A: Not exactly. These terms are often used interchangeably, but they describe different approaches to off-site and modern construction.

👉 Modern Methods of Construction (MMC) is the broadest term. Rather than referring to one specific building method, MMC encompasses a range of approaches that use manufacturing, technology, automation, digital tools, and improved processes to make construction more efficient, predictable, and higher performing.

👉 Prefabrication, or “prefab,” is a general term for building components that are manufactured or assembled away from their final location before being transported to the construction site. Prefab can therefore include volumetric modular buildings, panelized systems (like SEED panels), individual prefabricated components, and other factory-made assemblies.

👉 SEED is a prefabricated, panelized (2D) building system. Panelized construction does not describe a single level of prefabrication or performance. An open wall panel may simply arrive as a framed wall that still requires insulation, air and weather barriers, windows, and other enclosure components to be installed on site. A more advanced panelized system can integrate many of these functions before the panel leaves the factory.

In short: MMC is the broad category, prefab describes the off-site manufacturing approach, while panelized describes the form of the building system.

🔥 Cellulose insulation—the same material we use to manufacture our SEED wall, roof, and floor panels—is not fireproof, but it is fire resistant. In fact, cellulose insulation is one of the few building insulation products with a Class 1 Fire Rating. This is the best fire rating that a material can achieve and means that the material does not burn well and is very unlikely to contribute fuel to a fire. This allows occupants more time to exit safely and allows firefighters to respond more effectively.

Foam insulations that are commonly used in conventional buildings are petroleum-based and use highly toxic substances as fire retardants. When burned in a fire, these fire retardants release carcinogenic forever chemicals into the environment and have been shown to be ineffective in controlling the spread of fire.

SEED Building Systems are built with natural materials and safe fire retardants, helping to protect both human health and the environment in the event of a fire. 🙌

We partner with developers, designers, and municipalities to panelize building designs that meet Build Canada Homes financing priorities and are more resilient to future environmental events, making them easier to ensure.

Build Canada Homes prioritizes funding projects that:

âś… prioritize low-carbon, climate-resilient and innovative building materials
âś… demonstrate energy efficiency and climate performance
âś… utilize domestically produced materials, with a particular emphasis on Canadian softwood lumber
