Well, here it is. The final walk through and ready for sale. I have done everything in this house except the electrical, hardwood flooring, the sod and the driveway. Reimagined the layout on both levels, skimmed the textured ceiling and controlled the quality. Classic Kitchen Design provided the awesome cabinets and design for the kitchen and main bathroom.

Well, that was a fun job! Seven months to complete an entire house renovation and upgrade. I did not make the kitchen cabinets, do the electrical, carpet, hardwood floors or lay the sod, driveway or front steps. EVERYTHING else I did. Kudos to my Bud Ian who was relentless at getting the demolition done with utmost precision!
280 feet of fencing with 3 gates.
Complete basement buildout with mini kitchen, 3 piece bathroom, workshop and a beautiful laundry room packed with storage and functionality.
Each of the 4 bedrooms had the sliding doors removed and proper closet doors installed to modernize the house. All bedrooms also received updated LED lighting and provisions for a ceiling fan should the new owner want them.
The hall closet was moved from the kitchen area to the front door leaving a great space to provide a floor to ceiling pantry and double door fridge.
All new LED lighting throughout brings a welcoming brightness to the entire house. The fabulous kitchen, provided by Classic Kitchens Toronto, is the hallmark for easy living in this 4 bedroom bungalow. A completely restyled main bath adds a touch of class to the renovation and completes the build.

When you let licensed electrical contractors install recessed lighting under an attic, always take out the lights and replace the insulation that was removed. They know nothing about Building codes and are not required to follow them.

Called the electrician because I am ready for him at the job site.
First he tells me he will likely be here "mid week". What the hell is that? You mean Wednesday?
So, on Tuesday I message and ask if he is going to be on site for Wednesday....."hope to" is his response.
He showed up at 2:30 on Wednesday and he and his helper walked around the jobsite for an hour or so and then left. No work was completed. They did ask me to leave the key where they could get it so they can start early on Thursday.
Here it is Thursday at 11:30 and not an electrician in site.
I have known this guy for over 30 years, the client insisted that we use him.....against my recommendation.
Maybe if I remove all the brooms, dustpans and garbage cans they will show up.

Fellow contractors! Be careful whos picture you use for your posts. This is one I recently found from a contractor bragging about their excellent work....also, they have commenting turned off. The first picture looks fine, but then zoom in and look at the crappy tile work around the window.....I couldnt live with that right in front of the sink.....also a screw missing in the electrical plate there. The other picture shows a 15 amp outlet at the kitchen counter. Y'all know that a licensed electrician was never in this kitchen.
I kinda bet the handle of that faucet hits the wall too....
