Quick question we hear a lot: is a soil report the same as a geotechnical report?

Usually, yes. A geotechnical investigation drills boreholes and tests the soil to tell your designer what the ground can support. That covers bearing capacity, groundwater depth and foundation recommendations. It's different from an environmental soil test, which checks for contamination rather than strength.
