At some point on every project, the walls close and the work disappears.

Everything our team installs behind those walls, the plumbing, gas lines, HVAC, fire protection, and controls, will never be seen again once the building is finished. But it has to be right. Every connection, every pe*******on, every system has to be installed, inspected, and signed off before construction moves forward.

There's no going back once the drywall goes up. That's why we take every stage of the rough-in as seriously as the final product. The people who eventually live and work in these buildings are counting on work they'll never see.

Unseen doesn't mean unimportant. Not to us.

Portwood is nearly there.

Port Moody's first master-planned community since 2004 is in its final stages, with the exterior complete, landscaping taking shape, and the parkade finished and ready. Our team delivered the full mechanical scope across multiple residential buildings on this landmark development, and it's been a project worth being part of.

328 below-market rental homes coming to life in one of Port Moody's most anticipated communities. Proud to have played a role alongside Axiom Builders and Edgar Development.

More to come as Portwood continues to take shape.

Great work on-site starts with great coordination behind the scenes.

Before a single pipe goes in, our project managers, foremen, and office team are already working together, scheduling crews, coordinating material deliveries, and keeping timelines on track. It's the kind of work that doesn't always make it into a photo, but it's what keeps every project moving smoothly from start to finish.

At Vanguard, staying in sync internally is just as important as the work we do on-site.

Progress continues at Lakeview United in Vancouver.

The building is now taking shape above the concrete podium, with wood-frame construction underway across the upper floors. Crews are actively framing walls and floor assemblies as the project moves into its next phase.

Vanguard is proud to be delivering the full mechanical scope for this 104-unit residential development, designed to meet Passive House standards and home to the new Lakeview United Church above a shared parkade. We're glad to continue working alongside Ventana Construction Vancouver as this community-focused project takes shape.

Safety isn't something we check off, it's something we practice.

At Vanguard, that means starting each day with clear communication, proper planning, and a team that looks out for one another. It's a mindset that was front and centre at this month's site-wide safety gathering on our Broadview Village project with Urban One Builders, where the whole crew paused their work to connect on the newly poured slab.

The focus was fall protection, but just as important was the open conversation, tradespeople sharing what they're noticing in the field, and a builder genuinely listening and responding. That kind of exchange is what keeps a job site strong.

Grateful to be part of a team where safety is built into how we work, not just talked about.
