Fall is officially in the air!

And somewhere in the back of your mind, there’s a place — a lake, an island, a clearing in the trees — where you spent some time this summer that you haven’t stopped thinking about.

This is what a site visit on Galiano Island looks like.

That’s the Salish Sea through the treeline. That’s the kind of lot that stops you mid-sentence when you first walk it — the kind that makes you understand immediately why someone bought it, and why they couldn’t wait any longer to build on it.

Here’s the honest reality of building on the Gulf Islands without prefab:

The islands are stunning. They are also, from a construction standpoint, genuinely hard. Ferry schedules dictate when materials arrive. Trades are scarce — the pool of qualified framers, electricians, and plumbers working in this region is small, and the demand for their time far outpaces the supply. A conventional site-built home on a lot like this, starting today, would have been a 2027 project. Realistically, 2028. Two or three summers gone before keys in hand. And every delay brings the kind of cost creep that’s hard to predict and harder to absorb.

We’re breaking ground on this property later this month.

The home will be delivered in months not years.

That’s not a rounding error — that’s a fundamentally different build method. While the site is being prepared on Galiano, the home is being manufactured in our Malakwa facility. Two workstreams running at the same time. The envelope, the insulation, the air barrier, the wall assemblies — all built in a controlled environment, on a documented schedule, to CSA A277 certified quality standards. By the time the crane shows up, the home is ready.

The Gulf Islands don’t need to be hard to build on. They need a build method that was designed for exactly this — remote, beautiful, logistically complex locations where conventional construction falls apart before it starts.

You can build a 9.5” Larsen wall packed with dense-pack cellulose, tape every joint perfectly, and still fall short of Step Code 5 if the fenestration isn’t doing its job. A window is a hole in your envelope — the question is how well you close it.

The corner where cedar meets metal and everything lines up perfectly.

This is the Westerburg — Revelstoke, BC. Three factory-built modules. Clear cedar soffit. Vertical metal panel. Black trim that doesn’t apologize for itself.

The detail work is the point. When you build in a controlled environment, you don’t leave precision to weather, to a tired crew on day 40, or to whoever shows up that morning. It’s engineered in.

People hear “prefab” and sometimes picture a compromise.

These stairs are from our Williams Gate project. That handrail — recessed into the wall, backlit, oak on brass pins — was designed and built with the same care and precision you’d expect from any custom home. Because that’s exactly what it is.

Two busy professionals. A lake lot they fell in love with. And a window of time with their kids that wasn’t going to wait.

They’d found the place they wanted to build memories — summers on the water, school years with a retreat to come home to, and eventually a place to retire. The problem was the location. Remote. Trades stretched thin. The kind of build that could take years and arrive way over budget before the first summer was done.

What they needed was certainty.

A busy family found their lot on the Gulf Islands.

They had the view. They had drawings from a talented architect. What they didn’t have was a realistic path to get there — trades on the islands are stretched thin, and a conventional custom build meant years of uncertainty, budget creep, and the very real possibility of living in a trailer on the property while the window of time with their young kids kept getting shorter.

We could hear it in their voice. They didn’t want to wait.
