This place fought ice damming every winter. You don’t fix that with metal alone, you fix it with what’s underneath.

So we stripped it to the deck, pulled the boards back, and sprayed closed cell foam straight into the rafter bays from the outside. Then the metal went on. Century Rib up top, AR-25 mechanically locked standing seam on the lower slope. Black, Agway Metals.

Most of what we do doesn’t come out of a catalogue. Two profiles, foam from the outside, a hundred-year-old frame. We build the roof around the house.

First winter will tell the story.

Ice dams had been beating up this Lisle home for years. Every winter it was the same routine — get up there, shovel off the lower roof, and hope the leaks held off till spring. That’s no way to live.

So we fixed it right. Tore the old shingles off down to the deck, rolled out a full waterproof membrane across the whole roof, then went with a mix of exposed fastener steel and standing seam on the low-slope section where water likes to sit and find its way in. All Agway Metals product — built to last up here.

Then came the surprise. The bay window got its own little metal roof — capped with maple leaf shingles. The homeowners are proudly Canadian, so when they saw those leaves go up, they were over the moon. Little detail, big smile. 🍁

Not every “leak” is actually a leak.
This roof had been dripping water into the vaulted ceilings below every winter for years. The homeowners assumed the metal had failed. Most contractors would have agreed and quoted a replacement on those terms.
But this wasn’t water coming in from above. It was condensation forming on the underside of the panels and dripping down into the home.
Here’s why: the original metal had been installed directly on skip-sheathing strapping — no solid deck, no waterproofing membrane, nothing between the cold back of the panels and the warm interior air. Add vaulted ceilings (which push heat straight up to the underside of the roof with no attic to buffer it), and every cold night turned the underside of that roof into a giant condensation surface.
The only real fix was a full rebuild of the assembly:
✔️ Strip existing metal and strapping
✔️ New OSB sheathing across the entire roof
✔️ Synthetic waterproofing underlayment
✔️ New 26ga Century Rib in Galvalume
Knowing the difference between a leak and a building science problem is what separates a roof that lasts from a roof that fails again in five years.
