This project initially presented as a straightforward foundation crack, but following consultations with numerous expert wet basement specialists, none of them identified the underlying issue. Although I do not have a banner or a large billboard, I have been successfully addressing wet basements for over 15 plus years, as a subcontractor with Basement Boss.
The original patio door exhibited signs of improper installation and failed sealant at crucial connections along the sides and sill. Upon removal of the existing patio door piece by piece, and all rotted materials, the subfloor OSB showed signs of moisture but since it’s designed for exteriors, damage was minimal. Upon cutting out the blackened material the structural lumber was revealed. Due to the duration the issue remained undiagnosed, the lumber was so rotted it needed to be replaced.
A new spruce sill plate was installed on the foundation wall and spruce joist material sistered up to the old, glued and screwed. A new patio door installed and sealed.
The biggest feat is not always the repair, but making the the repair in the constricted areas allowable without doing any more unnecessary damage then needed.
