What’s the difference between a Tiny Home and an Additional Dwelling Unit (ADU)?

While many people use these terms interchangeably these are the notable differences:

1. Purpose and Function
•Tiny Home: Typically refers to a small, self-contained house designed for permanent or semi-permanent living. It is often used as a minimalist lifestyle choice or for those who want to downsize. Tiny homes can be mobile (on wheels) or stationary, depending on the design.
•ADU: An Accessory Dwelling Unit is a secondary, smaller residential unit on the same lot as a primary home. ADUs are often designed as rental units or additional living spaces for family members (e.g., for aging parents or adult children). They are usually not mobile and are constructed to match or complement the main house.

2. Legal Status
•Tiny Home: The legal status of a tiny home depends on whether it’s on wheels (classified as a trailer) or a permanent structure. Tiny homes on wheels can face zoning restrictions, especially if they are used for long-term residence. Some areas might not allow them to be parked on private property.
•ADU: ADUs are legally recognized residential units that comply with local zoning laws and building codes. Many cities have specific regulations about the construction and rental of ADUs, and they are often allowed as long as they meet those standards.

4. Size
•Tiny Home: A tiny home is typically defined as being under 400 square feet. Some can be as small as 100 square feet.
•ADU: The size of an ADU varies by jurisdiction, but it generally ranges from 400 to 1,200 square feet, depending on the local regulations. It is often larger than a tiny home.

5. Mobility
•Tiny Home: Many tiny homes are built on wheels, which means they can be moved, though some are built on foundations and are stationary.
•ADU: ADUs are generally stationary and built on a foundation, making them immovable.
