Most homeowners pay for a gas fireplace cleaning without really knowing what they're getting.

According to the Ontario Gas Code, all gas appliances should be maintained annually. When we come out, the first thing we do is walk through the unit and look for any red flags. Our technicians do this every day, so they tend to catch things that get overlooked elsewhere.

From there, we paint the inside of the firebox with high heat paint to protect against corrosion. We clean the glass with a specialty product that also conditions and seals it.

We refresh the ember material and make sure every log is positioned correctly.

A question we hear often is whether it's safe to run a gas fireplace continually.

Gas fireplaces are designed to run safely on their own, and many homeowners use them as a primary heat source. They operate much like a furnace. You set the temperature, the fireplace turns on when the room needs heat, and it shuts off once that temperature is reached.

When a unit is properly installed, the heat output and surrounding clearances are fully accounted for, so there's no concern about the materials around it.

We also get asked about running the fireplace without the fan, such as during a power outage. That's safe as well. Gas fireplaces are tested and approved to operate without the fan running.

One of the most common service calls we get is about an unusual smell coming from a gas fireplace.

In many cases, it's simply dust and moisture that has built up on the unit while it hasn't been in use.
Running the fireplace on a high setting without the fan for a couple of hours will usually burn that off.

Sensitivity also plays a role. Your fireplace is operating right there in your living space, and the smell of warm metal can be more noticeable to some people than others.

Real estate agents — if you're listing a home with a wood fireplace, get it inspected before it hits the market. Not after.

I've seen this happen too many times. Agent lists the home, mentions the wood fireplace, buyer gets excited. Then the inspection comes back and it's not code compliant.
Now you've got a problem.

The buyer wants a credit or they walk. The seller doesn't want to pay. And your deal is on life support over something that could have been caught in week one.

Get me us in before the listing goes live. I'll inspect it, tell you exactly where it stands, and if something needs to be fixed, you'll know before it becomes a negotiation.

The worst time to find out there's an issue with the fireplace is when there's an offer on the table.
