​This EPDM membrane was patched with an incompatible caulking. As you can see, it’s peeling off like a bad sunburn.
​Why it failed: 1. Surface Prep: Commercial rubber requires a specific cleaner/etcher before anything will stick.
2. Material Science: Many common sealants shrink or become brittle, cracking the bond.
3. Trapped Moisture: A "skin-deep" fix often hides a much bigger rot problem underneath.
​We’re here to strip it back, prime it right, and seal it for good. Don't pay for the same repair twice. 🛠️⚓
